Social Housing – Repairs & Maintenance (Ongoing Contract)
Are you an experienced Building Surveyor with a "Right First Time" approach to property maintenance? We are seeking a Repairs and Maintenance Surveyor to join a dedicated property services team covering a diverse residential portfolio across Kensington.
This is a key role ensuring the safety, habitability, and high standard of housing for residents in one of London’s most high-profile boroughs.
THE OFFER
1. Pay Rate: £42.07 per hour
2. Sector: Social Housing / Property Services
3. Contract: Ongoing Contract
4. Working Hours: Monday – Friday, 08:00 am – 17:00 pm
THE ROLE
You will be responsible for the professional diagnosis of building defects and the effective management of the repairs lifecycle within occupied and void properties.
Key Responsibilities:
5. Defect Diagnosis: Conduct technical inspections to diagnose a wide range of building defects, including damp and mould, structural issues, and plumbing/electrical faults.
6. Specification & Costing: Prepare accurate schedules of works and specifications for repairs, ensuring they are cost-effective and compliant with building regulations.
7. Contractor Management: Supervise on-site contractors, ensuring that works are completed to the required standard, on time, and within budget.
8. Post-Inspections: Perform final inspections to sign off completed works, ensuring high levels of quality control and resident satisfaction.
9. Compliance: Ensure all properties meet HHSRS (Housing Health and Safety Rating System) standards and the Decent Homes Standard.
CANDIDATE REQUIREMENTS
10. Qualifications: HNC/HND or Degree in Building Surveying, Construction Management, or a related field (or equivalent proven experience).
11. Experience: Proven experience in a Maintenance Surveyor or Property Surveyor role, ideally within the Social Housing or local government sector.
12. Technical Knowledge: Strong understanding of HHSRS, building pathology, and Section 20 legislation.
13. Soft Skills: Excellent communication skills with the ability to manage professional relationships with contractors and diverse resident groups.
14. Mobility: A full UK Driving Licence is preferred, or the ability to travel efficiently across the Kensington borough.
15. IT Literacy: Proficient in using mobile surveying software and housing management systems.
