Senior Project Manager / Project Director | Central London | £90,000–£120,000
I'm working with a privately owned, institutionally backed real estate investment and asset management business in Central London on a senior project hire. The business is actively deploying capital across a growing industrial and logistics portfolio alongside a major brownfield regeneration programme, with further strategies coming through over the next 12–24 months.
This is a delivery-led role with direct influence on both assets and investment decisions. You’ll operate across two live workstreams: leading technical due diligence and capex strategy across the portfolio, and playing a central role in the infrastructure and delivery programme at a complex, long-term regeneration site. Both are active and require hands-on ownership from day one.
The role sits within a lean team, reporting into senior leadership. You’ll take full accountability for programme, cost, risk and delivery - while feeding directly into how technical risk is assessed and priced at acquisition stage.
Key responsibilities:
* Lead technical DD on acquisitions - capex assessments, condition surveys, cost planning and programme risk
* Drive delivery at the regeneration asset - infrastructure works, enabling packages and contractor coordination
* Oversee capex across the industrial and logistics portfolio
* Procurement and contract management - JCT/NEC, consultant appointments and contractor oversight
* Manage landlord works - dilapidations, licences to alter and asset-level interventions
* Provide technical input into investment underwriting - shaping commercial decision-making
About you:
You will have a strong industrial or logistics background, ideally with experience across both asset-level capex and development or infrastructure delivery. You’ll be technically credible, commercially aware, and comfortable operating in a capital-backed environment where governance and reporting are part of the role.
You will be confident managing multiple workstreams, working directly with consultants and contractors, and taking ownership without heavy oversight. This role suits someone who wants to be close to both delivery and investment decision making, rather than operating in a purely execution-focused function.
MRICS qualified, with 10+ years’ experience. Salary £90,000–£120,000 plus bonus and package.
