As the Planning Director, you will report directly to the Head of Strategic Land, taking ownership of planning performance from site identification to approvals. This is your chance to make a significant impact by protecting and enhancing land value while navigating complex policy environments.
Your Key Responsibilities
* Planning Strategy & Delivery: Lead and execute planning strategies from site identification to securing viable planning consents.
* Governance & Reporting: Provide structured monthly reports aligned with governance frameworks, including programme and cost variance.
* Budget & Programme Management: Own planning budgets and consultant spend while managing planning programmes and identifying critical path risks.
* Legal Agreements & Planning Obligations: Lead negotiation strategies for Section 106 agreements and ensure outcomes are commercially aligned.
* Stakeholder & Authority Management: Maintain senior relationships with Local Planning Authorities and oversee consultation strategies.
* Risk, Policy & Quality Assurance: Monitor planning legislation and provide strategic insights to protect viability and programme delivery.
What We’re Looking For
Skills & Experience
* Minimum 10 years of experience in strategic land or residential-led planning.
* Proven track record of securing complex planning permissions.
* Experience negotiating Section 106 agreements and managing planning appeals.
* Strong understanding of local plan promotion and infrastructure planning.
* Commercial mindset focused on deliverability and value protection.
Leadership & Personal Attributes
* Ability to translate planning policy into commercially grounded strategies.
* Strong negotiation and influencing skills.
* High level of programme, budget, and risk management discipline.
