The role Supervise subcontractors diligently throughout all stages of construction, ensuring compliance with programme, quality and safety expectations. Conduct site inductions and raise the necessary permits in collaboration with subcontractors, ensuring full adherence to site procedures. Provide proactive support to subcontractors by issuing accurate information, drawings, standard details and technical guidance as required. Review the internal build programme on a daily and weekly basis with the Project Manager and Senior Site Manager to confirm progress against key milestones and ensure all homes remain on schedule. Maintain uncompromising quality standards, ensuring all works are completed in line with Berkeley Homes specifications and relevant guidelines. All activity must be accurately evidenced on Fieldview, with the appropriate Hold Points approved by the Project Manager. Identify and escalate concerns regarding subcontractor performance, including labour resources or quality issues, to the Project Manager without delay. Champion Berkeley Homes best practice, ensuring appropriate protection and signage are in place to safeguard each home, fixture and fitting. Provide coaching and guidance to subcontractors where procedures are not being followed. Liaise effectively with the Buying Department to ensure materials are called off and delivered in accordance with the build programme. Take responsibility for the quality and appropriate storage of materials under your remit. Coordinate with warranty providers to ensure timely inspections are carried out and Completion Certificates obtained as required. Support the Finishing Manager, ensuring each home is handed over on the agreed date and meets the company’s exacting standards of finish and presentation. Promote a positive health and safety culture, adhering to all site guidelines and encouraging safe working practices across the team. Contribute to exceptional customer experience, supporting the team in achieving a Net Promoter Score above 70% and 90% or higher on ‘Ready’ and ‘Clean’ measures within IHR surveys. Instruct and record day works as necessary, including potential contra charges, supported by photographic evidence where appropriate. Maintain impeccable site presentation across the entire development at all times. Ensure full compliance with the BHOC Quality Management System, completing all required documentation and alerting the Project Manager in advance of Hold Points or potential risks. Undertake additional duties as reasonably required to support the successful delivery of the project. Experience Required Experience within a residential developer, main contractor or wider construction industry. Engineering or Construction Degree/HNC or strong trades background. CSCS card, SMSTS certificate, First Aid. Aligning team members to business goals, translating into operational objectives. Influencing team members and peers, turning around objections/resistance. Building greater collaboration between team members and peers. Developing team members with a planful approach and effective delegation. Nurturing or implementing new ideas and working practices within a team. Driving high performance from a team, ensures quality delivery is right first time.
