Work with all teams to ensure the Directorate achieves excellence in its services to its customers both internal and external. Under the supervision of the Principal Building Surveyor, support the delivery and maintenance of a high quality and cost-effective asset management service. Inspect assets to obtain comprehensive stock condition survey information. Inspect assets to identify the root cause of damp and mould and develop an action plan for eradicating damp and mould from the property. Using HHSRS identify and arrange for Cat 1 hazards to be rectified in required timeframes. Review tenant alteration requests to determine whether permission can be granted. Inspect assets and make recommendations for remedial actions as part of the disrepair process. Ensure asset information is accurately recorded and appropriate records maintained in line with the Council&©s Asset Management Strategy and relevant procedures. Collect accurate stock condition information from site inspections to establish Decent Homes Standards and HHSRS compliance, and recommend remedial actions, ensuring properties do not fall into disrepair Carry out damp and mould inspections to assess the condition of properties and identify remedial works to eradicate damp and mould ensuring adherence to Awaab&©s Law. Assist in ensure the Council&©s Asset Management Systems are kept up to date. Under the direction of the Health, Safety and Compliance Team carry out inspections and recommend appropriate remedial actions in relation to gas, electric, fire, water safety, lift safety and asbestos. Liaise and work directly with relevant Officers to ensure that asset information before and after completed works are exchanged in the most effective and efficient manner. Ensure compliance with relevant legislation including the Control of Asbestos at Work Regulations 2012 and the Fire Safety (England) Regulations 2022. Experience of surveying the condition of properties. Experience of working in the social housing sector. Experience of reporting on building defects and identifying the necessary remedial action. Experience of carrying out damp and mould inspections to identify remedial actions. Experience of using Mobile Technology to record survey information. Experience in using Microsoft Word and Excel (medium to advance level). Required to hold a qualification at NVQ Level 4 on the national qualification&©s framework or equivalent in a relevant discipline or willing to work towards it within a period of 1 year from appointment. Must be Cat B trained or willing to work towards within 1 year from appointment. Must have HHSRS Practitioner training or willing to work towards within 1 year of appointment. Knowledge of using specialist equipment such as damp meters, borescopes etc. Good knowledge of current all relevant legislation including Health & Safety and Building Regulations and good working practices. Must be prepared to and be capable to climb ladders/ scaffolding to access higher levels and entering restricted spaces.
