Overview
Position Summary:
The Sr. Facilities Technician will be responsible for the safe, efficient operation, and maintenance of the site's HVAC systems, mechanical systems, with a heavy concentration on HVAC. Ensures equipment reliability is maintained at an acceptable level, and downtime is kept to a minimum. Coordinates and oversees third party contractors.

Key Accountabilities
Essential Functions:
1. Ensures proper operation and maintenance for all related Plumbing systems, HVAC systems, and Mechanical systems.
2. Utilizes and maintains Computerized Maintenance Management System (CMMS) for work orders, repairs, PM's, and inventory control.
3. Schedules and coordinates contractors for repair and maintenance of assigned equipment.
4. Coordinates and performs troubleshooting, preventive maintenance, repairs, and rounds on all related equipment.
5. Actively supports company and department commitment to safety excellence
6. Maintains safe work areas and equipment
7. Complies and promotes company safety policy, procedures, PPE, training, etc.
8. Ensures safety culture and requirements are upheld by related contractors as well
9. Serves as primary member of building emergency response team
10. Ensures all work, including contract work, conforms to Werfen's, local, state and federal rules and regulations.
11. Maintains accurate records {documentation, preventative maintenance, work orders and procedures) for site HVAC, Mechanical, and Plumbing systems
12. Plans work, purchases materials, effectively communicates to execute work.
13. Develops and implements appropriate procedures to ensure high reliability for HVAC, Mechanical, and Plumbing systems.
14. Develops and maintain assigned Standard Operating Procedures (SOP) and Preventative Maintenance Procedures (PM) and documentation Provides input for integration options to existing facility systems
15. Works with design/installation teams to ensure proper coordination
16. Review specifications, installations to confirm compliance with deliverables, contract drawings, codes, and site standards
17. Verifies acceptable documentation received from project closeouts
18. Coordinates and performs installations as required to support daily and project requirements.
19. Support facilities maintenance department during shutdown and tie-ins to building systems.
20. Coordinates work and repairs with all departments (e.g. Site Maintenance, Engineering and Building Operations, etc.) as required.
21. Performs other duties and responsibilities as assigned.

Skills & Capabilities:
24. Strong computer skills required - Microsoft Office and Outlook
25. Strong oral and written communication skills Demonstrated analytical and strong troubleshooting skills, excellent safe work habits
26. Must be able to analyze and interpret engineering drawings, wiring diagrams and schematics
27. Ability to read and understand construction documents including drawings, specifications, shop drawings, coordination drawings, submittals and O&M manuals.
28. Ability to generate drawings in sketch format for system modifications or information transfer
29. Organized work environment skills and good understanding of documentation requirements
30. Ability to work extended hours. This will include weekends, holidays and shutdowns to meet required project(s) schedule and workload
31. Must be able to be "on call" as required and carry a cell phone to respond to facility emergencies
Qualifications
Minimum Knowledge & Experience Required for the Position:
32. Minimum 10 years of industrial or commercial experience working with complex facilities equipment, preferably in a Medical Device, Food or Pharmaceutical environment
33. Experience with Building Control Systems and Computerized Maintenance Management System (CMMS)
34. Strong knowledge of mechanical and electrical principles, shop techniques and the ability to use the tools of the trade

The hourly range for this role is currently $48/hr-$58/hr. Individual employee compensation will ultimately depend on factors including education, relevant experience, skillset, knowledge, and particular business needs.
