Description of role and key responsibilities
The Real Estate Credit Agency role will be required to act as primary contact for Borrowers, Lending Business Units, Syndication Members and Sub Participants. The responsibility of the role is to manage the receipt and distribution of Financial and Legal Covenants, consent and waivers, and all other necessary communications to internal and external stakeholders. This role is the “face” of Agency to the Client and therefore has ownership across the whole Agency responsibilities (Credit & Admin Agency). You will be working within a ringfenced Real Estate Team (Operations) performing the Credit Agency function within and alongside the broader Admin Agent duties.
What will you be doing?
1. Review of Documentation and set up of Debt Domain, to include Lender data, permissions, folder structure (sub folders if required), launch the site to Lenders, and send invitations to Borrower to upload Covenant/ Financial Information.
2. Liaise with New Borrowers to ensure they understand how to use Debt Domain to post Covenant Items.
3. Creation and maintenance of Covenant diary schedules to pro-actively manage timely receipt of Covenant information.
4. Tracking all Lender transfers and updating Debt Domain to reflect new Lender pools.
5. Attending front end Lending Desk meetings to understand strategy and volume changes.
6. Executing Secondary trade documentation as Agent Bank, to include Outside Assignments and where IBP are trade counterpart.
7. Retrieving KYC information on Outside Assignments.
8. Collate New Lender With-Holding Tax forms, where appropriate, such as W8 & W9 Ben forms.
9. Filing of relevant documentation in Debt Domain – inclusive of permission control and access rights.
10. Checking Covenant / Financial Information to ensure receipt fully complies with legal covenant clauses in Facility Agreements.
11. Timely distribution of Covenant Items to syndicate lenders and sub participants via Debt Domain
12. Escalation of Covenant Breaches to Lending Business Unit, and communication of Breaches to Syndicate Lenders and Sub Participants.
13. First point of contact for all Lender and Sub Participant queries in relation to Covenants.
14. Production of Risk Event write up's and analysis to close out gaps and reduce risks within the operating environment
15. Managing consent and waiver applications with internal stakeholders and external syndicate lenders/ stakeholders.
16. Production of Desk Level MI and KRI's.
17. Production of operational KRI's to assist with the oversight and governance of SA Lending Servicing team
18. Works closely with Deal Managers (Admin Agent) to understand Deal/ Cash flow and queries
Technical knowledge
19. Strong experience within a Real Estate Agency Team
20. Experience in Secondary Sales process
21. Experience of Real Estate Development transactions
22. Strong experience over a broad and complex product range, including security and covenant management
23. Ability to interpret and operationalise complex credit, ancillary & security documentation.
24. Strong Understanding of lending risk environment
25. Understanding of downstream implications, including finance, funding, risk reporting (market, operational and credit).
26. System knowledge and flexibility, ability to navigate and adapt to changes through a constantly changing technical environment
27. Strong understanding and ability to correlate covenants to credit risk and portfolio analysis
