The role The role is to inspect and assist with management of properties as part of a key client account, covering inspections of numerous sites throughout London, the South and Sout-East regions of England. Key Deliverables Compliance Inspections of sites throughout London, the South and South East regions of England, on a rotational basis in accordance with each site's risk level. Management of risk and estate management matters Liaising with clients and their stakeholders on daily basis Dealing with tenant applications Identify Asset Management opportunities - lease re-gearing, refurbishment and redevelopment, lease surrenders, dilapidations, BNG opportunities and assist with various internal and external teams on these matters Assist with preparing reports for client meetings Liaising with various teams to ensure maintenance contracts are followed and managed Recognizing, instructing and managing jobs with Client's dedicated FM provider. Liaising with property management accounts team on production of budgets and managing budgets/expenditure accordingly. Liaising with property administrators for arrears recovery, setting up new properties, completing change notes, updating the Helpdesk and Tramps, etc. Due diligence for disposals Reporting to Clients in a timely and accurate manner Ensuring day to day issues are addressed and resolved in a cost effective manner mitigating Client expenditure at all times Attendance at team and department meetings Roles and Responsibilities Financials Is aware of team target and the role they play in achieving this Understand Client's annual budgets and how they can be achieved. Understands what generates revenue and makes profit Clients and Business Development Manages and maintains existing clients relationships at a senior level on a day-to-day basis Can identify new business opportunities outside own discipline and pass on Works independently on most assignments and receives guidance only on unusual issues Has broad knowledge of principles and practices of related disciplines Enhance BNP Paribas Real Estate's reputation through successful delivery People Supervises and co-ordinates on team assignments Shares knowledge with / provides information to colleagues and team Mentors other junior colleagues where required Systems and Process Person specific. Evaluates, adapts and improves standards, techniques and procedures Is a contributor to BNP Paribas Real Estate Person Specification Essential qualifications & experience Experience in site inspections and able to work alone on site while adhering to lone working policies. IOSH qualified as a minimum standard and has a good understanding of H&S An understanding of Landlord and Tenant Law is beneficial Good working knowledge of Health and safety procedures Previous experience of managing commercial property Previous use of and good understanding of Tramps and Meridian systems (or similar) Full clean driving licence is mandatory, and a willingness to travel to cover a large geographical portfolio of inspections.
