An opportunity has arisen for the role of Voids/Empty Homes Manager within the Repairs and Maintenance Service (RMS) based at the White Lund Depot, Morecambe.
Following a restructure of the repairs and maintenance service this exciting role will support our improvement journey to provide our tenants, leaseholders and stakeholders with a 1st class repairs and maintenance service.
We are seeking a suitably qualified and competent person who thrives on working in a challenging, and performance driven culture. You must enjoy working collaboratively with colleagues within RMS, Council Housing Neighbourhood Service, Choice Based Lettings team and our Property, Asset & Compliance team.
The successful candidate will be responsible for delivering a high performing voids repair service to Council Housing stock and acquired or temporary housing units. This will include operational management of various trade and support team members, risk management/health & safety and overall performance management (team members and service specific KPIs).
You will have overall responsibility for undertaking a range of functions relating to the voids process including pre/post inspections ensuring all refurbished properties comply with the Lettable Standard, free from any hazards under the HHSRS including damp & mould. You will be responsible for ensuring all targets relating to the void process are adhered to and as a member of the Voids Steering Group have an input into developing strategies to improve process/performance.
In addition, you will be working collaboratively with other RMS managers to ensure resources are available to deal with various workloads relating to voids, supported moves, mutual exchanges and stock acquisitions. You will also be working with our tenant groups/representatives and being used to scrutiny to improve overall service delivery.
In addition to the above you will play a supporting role in the transition of the current service delivery model as it moves from being less responsive to a more planned approach to undertaking repair works. Your normal working hours will be 37 per week, and flexi-time working applies to this role. You may also be required to support our response to emergency repair requests by being "on-call" for the Out of Hours emergency repair service.
