Role Summary
Swift Placements are seeking an experienced Maintenance Surveyor to join our client’s team in Bradford. In this role, you will be responsible for inspecting, assessing, and managing the maintenance and repair needs of a property portfolio, ensuring they remain safe, compliant, and well-maintained.
You will diagnose building defects, specify remedial works, oversee contractors, and ensure that all maintenance projects are completed to a high standard, on time, and within budget. This is a hands-on role requiring strong technical knowledge, excellent communication skills, and a proactive, customer-focused approach.
Key Responsibilities
* Conduct property inspections to identify repair, maintenance, and compliance issues
* Prepare schedules of work, specifications, and cost estimates for reactive and planned maintenance projects
* Manage and monitor maintenance works, ensuring timely and cost-effective completion
* Oversee contractors, ensuring compliance with quality, health & safety, and legislative standards
* Liaise with tenants, landlords, colleagues, and stakeholders to coordinate access and resolve queries or complaints
* Maintain accurate records and update job progress using property maintenance software
* Support planned maintenance, cyclical works, and void property programmes
* Contribute to stock condition surveys, asset management plans, and investment strategies
* Investigate and address reports of disrepair, damp and mould, structural issues, or ASB-related damage
* Ensure compliance with housing, health & safety, and building regulations
Person Specification
Qualifications:
* HNC/HND or Degree in Building Surveying, Construction, or related discipline (desirable)
* Membership of RICS, CIOB, or similar (preferred but not essential)
* Valid UK driving licence
Experience:
* Proven experience in maintenance surveying, building surveying, or property management
* Skilled in diagnosing building defects and specifying remedial works
* Experience managing repair works and contractors within budget and time constraints
* Working knowledge of housing and construction legislation (HHSRS, CDM, Building Regulations)
Knowledge & Skills:
* Excellent understanding of building construction, maintenance, and repair
* Strong knowledge of health and safety requirements in housing/property settings
* Effective communication skills, both written and verbal
* IT proficient – Microsoft Office and property maintenance systems
* Highly organised with good time management skills
