Job Title: Block Manager

Location: The Acorn Group Head Office - Bromley, Kent

Brand: Acorn Estate Management

Salary: Competitive Salary Package

Hours: Monday to Friday 8:45am to 5:30pm

Note: You must have a full UK Driving Licence and use of your own vehicle.

Job Summary And Key Responsibilities

Our Block Managers play a crucial role in delivering exceptional customer service by managing a multifaceted portfolio of residential blocks. Each member of our team is selected for professionalism, tenacity, and a desire to perform at their best. Due to expansion, we have an opportunity for an experienced Block Manager to join our team and manage a Southeast London‑based portfolio. You’ll be someone who flourishes in a complex role, works proactively, and communicates excellently.

Duties will include

  • Managing a portfolio of residential blocks and housing developments in and around the Southeast.
  • Preparing an annual service charge budget for each site.
  • Monitoring the best use of service charge funds.
  • Liaising with leaseholders, freeholders, residents, tradesmen, third‑party contractors and professional advisors.
  • Arranging and monitoring works and repairs.
  • Arranging service contracts.
  • Administering insurance claims.
  • Arranging Section 20 works and consulting with owners.
  • Arranging risk assessments.
  • Monitoring health and safety compliance.
  • Conducting site inspections.

Skills Required

  • Experience working within the residential long leasehold sector.
  • Good understanding of relevant legislation.
  • Preferably TPI qualified or an industry recognised qualification.
  • Numerate with IT skills across Microsoft Office suites.
  • Clear communicator across all platforms.
