Specialising in fast-paced refurbishment, fit-out, and maintenance projects, they have a proven track record of completing complex works on time and within budget. Due to sustained growth and a strong project pipeline, they are now seeking an experienced and motivated Contracts Manager to join their dedicated team.
The Role:
The Contracts Manager will play a pivotal role in the successful delivery of multiple projects, acting as the key link between the client and the on-site delivery teams. You will be responsible for overseeing projects from the post-tender stage through to final handover, ensuring they are completed safely, to the highest quality standards, on programme, and within budget.

Key Responsibilities:
* Project Delivery: Oversee the successful delivery of multiple concurrent projects across various sectors including retail, commercial, education, and social housing.
* Commercial Management: Take full financial control of your projects, managing budgets, controlling costs, and ensuring profitability. Prepare and present internal and external progress reports.
* Client Relations: Act as the primary point of contact for the client, fostering strong, collaborative relationships and ensuring their expectations are met and exceeded.
* Programme Management: Develop, monitor, and manage detailed project programmes, ensuring key milestones are met and projects are delivered on schedule.
* Contract Administration: Manage all contractual aspects of the projects, including negotiating terms, managing sub-contractor agreements, and dealing with variations and claims.
* Team Leadership: Lead and motivate site management teams, direct labour, and subcontractors to ensure high performance and a positive working culture.
* Health, Safety & Quality: Champion the highest standards of Health, Safety, and Quality across all sites, ensuring full compliance with company policies and current legislation.
* Risk Management: Proactively identify and mitigate potential risks to projects, developing and implementing effective solutions.
* Supply Chain Management: Work closely with the procurement team and manage key relationships with subcontractors and suppliers to ensure timely delivery and high-quality workmanship.
About You (Skills & Experience):
* Proven Experience: A demonstrable track record as a Contracts Manager within a UK main contractor environment.
* Sector Knowledge: Experience in managing refurbishment and fast-track interior fit-out projects is essential. Experience across retail, commercial, or public sector projects would be highly advantageous.
* Commercial Acumen: Strong financial and commercial awareness, with experience managing project budgets, P&L, and contract negotiations.
* Leadership Skills: A natural leader with the ability to manage and motivate multiple site teams effectively.
* Client-Facing: Excellent communication and interpersonal skills, with the ability to build and maintain strong client relationships.
* Technical Knowledge: A solid understanding of construction technology, processes, and legal/contractual issues.
* Qualifications: A relevant qualification in Construction Management, Quantity Surveying, or a related field (e.g., HNC, HND, Degree) is preferred. A valid SMSTS, CSCS card, and First Aid at Work certificate are required.
* Personal Attributes: Highly organised, proactive, results-driven, and able to work effectively under pressure. A full UK driving licence is essential.
