This position is accountable for producing the following result:
Providing assistance to Snr Portfolio Manager in maintaining a high level of services expectation set by IHSPM and asset management in all aspects of building operations within approved budget and providing excellent customer service to tenants.
Requirements
* MDA experience;
* Broad understanding of property as an investment;
* Understand the responsibilities of the various role players involved in property;
* Able to read, understand, interpret financial reports;
* Valid driver’s license and own vehicle.
* A NQF4 is compulsory
* Degree in the field of Real Estate Management/ Property Management, Project Management or Business Management;
* Sectional title scheme management experience;
* Property management experience;

Key Responsibilities
* Work closely with a team of property managers to achieve set goals;
* Staff management, motivation and performance management.
* Liaise with developers and asset management on snagging new buildings as well as keeping account of guarantees/ warrantees.
* Assist in managing the facilities cost control processes;
* Liaising with tenants and resolving tenant queries;
* Assist with representing the company on rental tribunal matters and resolving disputes with tenants;
* Prepare accurate annual building budgets as approved by the landlord;
* Assist to manage South Africa, Namibia, Botswana and Kenya’s portfolio performances in line with approved building budgets monthly;
* Ensure municipal recoveries at large are adequate to cover the true cost billed by the municipality. If there is a shortfall, to investigate the situation and correct the problem such as incorrect tariffs allocated to the recovery;
* Plan building refurbishment projects with the relevant department in consultation with the Asset Managers. Make sure that the projects are aligned with portfolio strategy and approved budget. That they are carried out in time and per budget;
* Review tenant arrears monthly and take the appropriate remedial action where necessary;
* Collaborate with the Leasing Department to assist with occupancy levels;
* Ensure that fines related to infringements of conduct rules are implemented and billed where necessary to tenants;
* Ensure that all recoverable maintenance items are billed back to the tenant correctly;
* Reasonable enquiries have been made to satisfy yourself that these expenses represent the valid and legal obligation of the landlord;
* Payments authorized from trust accounts are supported by invoices in proper form;
* Prepare monthly reporting packs;
* Fire Certificates
o Fire equipment is to be maintained and serviced as required by law
o Each building is to always have a valid fire certificate
o Portfolio managers are to keep record of and hold all existing fire certificates for the building which they are responsible for.
