Guinness Property is recruiting for an Area Works Co-ordinator (6-month fixed term contract) to join our team based in Oldham. The successful applicant will provide administrative support to the Repairs and Voids operational teams. Our company ethos is to improve people's lives by providing decent, safe, and high-quality homes and services. Help us to serve this mission by joining our crucial Guinness Property team. Reporting to the Area Works Team Leader the successful applicant will deliver effective resource management and query handling on a full-time 39-hours a week basis. We appreciate that flexibility is important, therefore we offer hybrid working. Three days per week will be in the office with the rest of the team, with the option to work from home two days per week. You will work Monday - Thursday 8am - 5pm and 8am - 4pm on a Friday. Key Responsibilities: Customer support: You will provide customers with prompt, professional and accurate information, delivered in a timely, consistent and efficient manner, in line with agreed timescales. Stakeholder engagement: Assist contractors, customers and colleagues with queries and complaints to resolve them quickly and effectively. Reporting: Maintain records and produce regular statistical information and management reports, including reconciliation with contractors and ensuring compliance is met. Commercial compliance: Ensure purchase and works orders are raised promptly and accurately to enable works to be carried out without delay and to budget. Essential Role Criteria: Educated to NVQ level II or equivalent level of competence. Experience of working in a customer focused environment. Experience of working within agreed performance targets. Proven ability to work methodically, follow agreed procedures and accurately record data and information. Ability to work in a fast-paced environment and under pressure. Experience of working with databases. Microsoft office including Word and Excel.
