Our client is an Exeter based Real Estate Investment Company, with a portfolio of Commercial and Residential properties in the South West area. They are now looking to add a Property Manager to the team to help manage the property portfolio, offering a renumeration package of £35,000, no weekend working and this includes a car allowance and other benefits Working directly with the company directors, surveyors and administration support, the role will be responsible for assisting in the day-to-day management of properties within the portfolio, including Industrial, Retail, Office and Residential properties. These are mainly based around Exeter and Devon but there are also a handful in Bristol, Bath & Cornwall which will require occasional visits.
Duties and Responsibilities (not exclusive nor exhaustive):
* Ensure that statutory compliance requirements are fully met across the portfolio.
* Conduct inspections and prepare service charge budgets (with support from other team members).
* General management of commercial and residential property types / day-to-day estate operations across a wide spectrum of asset types and sizes.
* Assist with in house residential lettings
* Delivery of an effective PPM schedule and the associated services charges.
* Arrange for reactive maintenance and appoint contractors.
* Liaison with occupiers, agents and contractors as required.
* Snagging and defects reporting/management as required.
About You
* Commercially minded, proactive, and highly organised.
* Strong communication and interpersonal skills.
* Resilient under pressure with excellent time management.
* IT proficient (Microsoft Office and relevant packages).
* Previous property residential, commercial or block management experience and associated knowledge of health and safety legislation.
* A knowledge of the legal aspects of Residential or Commercial property management, e.g.: AST’s, Statutory requirements of property management and leases would also be desirable
* Full driving licence and own vehicle for travel.
Mon – Fri 9am-5.30pm, 1 hr for lunch. Requirement to be on a very quiet out of hours telephone line for property emergencies.
