Role Purpose
MJM Industrial is seeking a hands-on Hybrid Quantity Surveyor / Estimator to support both pre-contract tendering and post-contract commercial delivery across a diverse portfolio of electrical, mechanical, civils, metalwork, refurbishment and maintenance projects.
The role is central to MJM’s commercial success, requiring someone who can price work accurately, win work competitively, and control cost and margin throughout delivery under NEC4 contracts, primarily Options A and E.
This is a practical, delivery-focused role suited to a commercially minded individual who thrives in a fast-paced SME environment and is comfortable owning work from enquiry through final account.
Key Responsibilities
Pre-Contract / Estimating
* Prepare accurate and competitive estimates for projects ranging from £500k to £2m+
* Carry out take-offs and measurements from drawings, specifications, schedules and site visits
* Price works across multiple disciplines including:
-Electrical & Mechanical Engineering
-Small civils and enabling works
-Fabricated metalwork (non-machining)
-Refurbishment and maintenance works
* Develop client quotations aligned to MJM’s commercial and margin targets
* Obtain, assess and negotiate subcontractor and supplier quotations
* Identify commercial risks, assumptions and opportunities within tender submissions
* Attend site visits, pre-bid meetings and client meetings, including within the Heathrow estate
* Manage multiple tender enquiries simultaneously, ensuring speed, accuracy and consistency
* Maintain and develop MJM’s cost database, rate libraries and estimating templates
* Support continuous improvement of estimating processes and systems
Post-Contract / Quantity Surveying
Provide commercial support to Project Managers and Directors during delivery
Administer contracts under NEC4 (primarily Options A & E), including:
-Early Warnings
-Compensation Events
-Change management
Prepare and submit applications for payment
Assess subcontractor applications and manage payments and final accounts
Track and control project costs, maintaining CVRs and forecasts
Manage variations, compensation events and commercial correspondence
Support negotiation and agreement of final accounts
Monitor and report on project profitability, cash flow and risk
Maintain accurate commercial records in line with MJM’s ISO 9001 Quality Management System
Stakeholder & Team Support
Work closely with:
Project Managers
Engineers
Site Teams
Directors
Clients and supply chain partners
Provide timely commercial updates and insights to support sales, delivery and margin growth.
Maintain a professional, client-focused approach, particularly in live operational environments such as Heathrow.
Contribute positively to team culture with a can-do, solution-focused attitude.
Key Skills & Experience
Essential
Minimum 5 years’ experience in a QS, Estimator or hybrid commercial role
Proven experience preparing estimates and managing costs on live projects
Strong working knowledge of NEC4 contracts, especially Options A and E
Experience working on M&E, construction, civils, refurbishment or maintenance projects
Ability to read and interpret drawings, specifications and contract documents
Strong commercial and numerical skills with high attention to detail
Proficient in Microsoft Excel, Word and estimating/cost management tools
Ability to manage multiple projects and tenders concurrently
Confident communicator with clients, subcontractors and internal teams
Self-motivated and able to work autonomously within a small team
Desirable
Heathrow or airport environment experience (airside or landside)
Familiarity with framework or term maintenance contracts
Experience working in an SME or specialist contractor environment
Knowledge of electrical or mechanical services pricing
Progression toward RICS or equivalent professional qualification
