The Role of Estimator: Our client delivers projects typically ranging from £10k to £2.5m, primarily within fit-out and refurbishment, often in the Healthcare and Education sectors. Many projects are carried out in live, occupied environments, requiring clear communication and meticulous planning. Most schemes follow a traditional procurement route (JCT or NEC contracts), with an increasing number secured through public sector frameworks and negotiated routes, reflecting the strong reputation and repeat business theyve built. As a key member of the Pre-Construction team you will be office based, the Estimator will play an integral role in the tendering process and early stages of project development, ensuring accuracy, compliance, and commercial control throughout. Work together as one collaborative unit. Key Responsibilities: Review, interpret, and communicate tender documentation clearly and effectively. Conduct site surveys, producing photographic and video records where required. Prepare professional tender documentation and baselines (with CAD support). Identify and mitigate risks through structured management procedures. Develop procurement strategies and oversee the tendering process. Measure and schedule construction works accurately. Price works from first principles (labour, plant, and materials). Evaluate subcontractor quotations and analyse cost/value outcomes. Manage communication processes, including TQs and RFIs. Attend bid reviews, tender adjudications, and client meetings as needed. Ensure smooth handovers to project and commercial teams post-award. Support framework management, bid writing, and stakeholder engagement. Mentor junior team members and apprentices. Maintain accurate estimating systems, records, and cost databases. Key Skills & Experience: BSc (Hons) in Quantity Surveying (or equivalent qualification). Minimum 4 years experience in a similar estimating role within construction. Confident IT skills, particularly in Microsoft Excel, Word, and Outlook. Strong numerical, analytical, and organisational skills. Excellent communicator with sound commercial judgement. Thorough understanding of JCT and NEC forms of contract. High attention to detail and ability to identify missing or unclear information. Strategic thinker with a proactive and methodical approach. Effective negotiator and relationship builder. Full UK driving licence and flexibility for travel across the North West.
