Reporting to the Commercial Manager, the Assistant Quantity Surveyor will act as Surveyor for designated developments, supporting the commercial management of projects with appropriate supervision. The role involves assisting with cost control, payments, procurement, and financial reporting to support the financial performance and profitability of assigned developments.
The Assistant Quantity Surveyor will work closely with the Senior Surveying Manager and wider project teams, contributing to effective cost management and commercial decision‑making across developments.
Key Responsibilities
* Cost Management
o Assist in producing accurate cost estimates, budgets, forecasts and cost control measures in line with the competency profile for the role.
o Monitor site performance against original plans, budgets and financial targets.
o Continuously monitor and track project costs, highlighting potential variances.
o Assist with the preparation of monthly cashflows, cost reports, and cost‑to‑complete forecasts.
o Provide cost reports and key date updates in line with reporting deadlines.
o Support the Senior Surveying Manager and Commercial Manager by providing financial information on designated developments.
* Procurement
o Assist with the preparation of tender documentation.
o Obtain, review and analyse subcontractor and supplier quotations.
o Support the procurement of subcontractors and suppliers in line with company procedures.
o Assist with the preparation and issue of subcontract agreements and orders.
* Valuations / Payments / Variations
o Prepare and process interim valuations and applications for payment.
o Measure works on site for valuation and cost control purposes.
o Assist with valuing variations and monitoring their financial impact.
o Support the raising of subcontract orders and processing of payments as required.
* Contract Administration
o Maintain accurate commercial documentation and records.
o Assist with contract administration and compliance.
o Support dispute and claim management where required, under guidance.
* Site, Sales and Project Support
o Prepare, maintain and monitor site preliminaries and sales budgets.
o Attend and contribute to site, technical and progress meetings.
o Liaise regularly with construction, sales, land, technical and customer service teams.
o Communicate with the Construction Director and Customer Service Manager regarding preliminaries, sales budgets, payments and costs as required.
o Assist with site measurements, progress monitoring and reporting.
About You
Knowledge, Skills & Experience:
* Working knowledge of cost control and commercial management within a construction environment.
* Ability to take ownership of surveying responsibilities for allocated developments, with appropriate supervision.
* Basic negotiation skills with the ability to engage effectively with subcontractors and suppliers.
* Good time management skills, with the ability to prioritise workload and meet deadlines.
* Clear written communication skills, including the ability to produce professional correspondence and reports.
* A developing technical understanding of construction methods, site works and build processes.
* Ability to work closely with site teams and other disciplines to support successful project delivery.
* Willingness to learn and apply new systems, processes and commercial practices.
* Proactive approach to learning through on‑the‑job experience and support from senior team members.
* Experience using SiteStream (or similar cost management software) for payment processing and monthly cost reporting.
* Previous experience supporting live residential or commercial developments.
* Exposure to subcontractor procurement and commercial negotiations.
* Awareness of standard forms of construction contracts.
