The Role
Based in Manchester and reporting to the Lettings Manager, this combined Property Sales & Lettings Consultant role is ideal for ambitious, resilient individuals with a passion for property, strong negotiation skills, and a drive to hit targets. This role offers the unique opportunity to manage both investment sales and lettings, delivering an end-to-end property experience for clients.
Responsibilities
Client Engagement & Communication
* Reach out to potential investors and tenants, responding promptly to warm leads and incoming enquiries via phone, email, WhatsApp, property portals, and virtual meetings.
* Build trust and foster strong relationships with landlords, tenants, and investors through clear, professional communication.
Sales & Investment Expertise
* Understand client goals and provide tailored property recommendations, drawing on knowledge of off-plan sales, investment strategies, and rental markets.
* Conduct site visits and provide first-hand insights to clients on investment or rental properties.
* Negotiate sales or rental deals effectively, addressing queries and articulating value to achieve mutually beneficial outcomes.
Transaction & Tenancy Management
* Manage the full transaction lifecycle for both sales and lettings, including maintaining records in Salesforce, completing reservation or tenancy agreements, and ensuring accurate processing of payments and commissions.
* Ensure compliance with all lettings regulations and internal processes.
* Provide landlords with feedback on viewings and market advice to optimize rental or sales outcomes.
Business Development & Collaboration
* Identify opportunities to generate new business, whether through investor networks or tenant/landlord leads.
* Work closely with internal teams such as Aftersales, Lettings, and external partners (e.g., mortgage brokers, solicitors) to streamline processes and enhance the client experience.
What We're Looking For
* Proven success in sales, lettings, or client-facing roles. Experience in property sales or lettings is highly desirable.
* Strong consultative selling and negotiation skills, with the ability to manage objections and close deals.
* Passion for property, investment, and the rental market.
* Resilient, positive, and target-driven mindset.
* Excellent verbal and written communication skills, capable of explaining complex concepts clearly.
* Ability to work independently, manage priorities, and thrive in a fast-paced environment.
* Driving licence and own car for site visits.
* Proficiency with Salesforce, Reapit, WhatsApp, Dropbox, or similar client engagement platforms.
* Team-oriented with a collaborative approach to achieving performance targets.
