Martin and Co. Milton Keynes are seeking to recruit a Senior Sales Negotiator for our established Bedford office.

Duties:
* Work in collaboration with Sales Manager/Director
* Register applicants and match applicants to properties.
* Arrange and attend viewings.
* Supervision of an effective applicant database, ensuring regular contact is made with all prospective tenants and buyers.
* Achieve pre-agreed targets
* Liaise and negotiate offers between vendors and buyers.
* Communicate with vendors in regards to marketing feedback, viewings and hot prospects.
* Provide practical solutions to landlords and vendors with regards to achieving a prompt let/sale.
* Generate new and repeat business opportunities for market appraisals, instructions and viewings.
* Generate leads and referrals for financial services.
* Generate leads and referrals for conveyancing.
* Maximise board presence and promote brand awareness at all times.
* Canvassing / leafleting to seek new business opportunities, including targeting competitors.
* Communicate with vendors and put forward offers from buyers and agree terms with clients.
* Progress transactions accurately and efficiently.
* Maintain office systems/software and working procedures
* Efficient diary management.
* Correctly record all messages, viewings and appointments.
* Progressing sales from offer agreed to completion
* Guide clients throughout the process of the sale
* Provide excellent customer service
* Chase paperwork
* Chasing enquires raised
* Liaising with all stakeholders throughout a property transaction to provide updates and chase progress
* Overcome challenges throughout the sales process
* Work to milestones and deadlines
* Report weekly on activity on sales
* Bring complaints to the attention of your Line Manager immediately.
* Build and maintain excellent working relationships with staff, customers, clients and suppliers.
* Demonstrate high standards of professionalism and provide a first-class level of customer service at all times.
* Ensure that you are fully aware of and comply with all regulations for General Data Protection & Anti Money Laundering.
* Attend all meetings and training courses as required by your Line Manager.
* Inform your Line Manager of ideas which may improve performance and efficiency.
* From time to time perform duties outside of this job description reasonably requested of you.
Main Objectives:
* To achieve goals and targets pre agreed with your line manager, operating to the standards required by the company.
* Demonstrate high standards of professionalism, courtesy and efficiency in dealing with the public.
* Maximise opportunities for viewings, market appraisals and instructions.
* Operate an effective diary system to ensure all landlord, tenant, vendor and purchaser enquires are booked in and an appropriate time set aside.
* Build and maintain excellent working relationships with colleagues, landlords, tenants, vendors and purchasers.
* Seek to increase office market share and generally promote 'brand awareness'.
* To operate within the confines of the latest housing legislation.
* To operate to the standards set by our regulatory bodies.

Qualifications:
* Minimum 1 year estate agency experience as a Sales Negotiator
* Strong communication skills to effectively interact with clients and colleagues
* Administrative skills to handle paperwork and documentation efficiently
* Organisational abilities to manage multiple listings and client interactions
* Multilingual proficiency is a plus, but not required
