About the Role
To be responsible for effectively managing various developments; driving profitable sales and ensuring individual development targets are achieved / exceeded. Line Management of the Sales Executives, fully supporting them in their role to ensure company policies and procedures are always adhered to.
Responsibilities
* Delivery and maintenance of temporary and permanent Sales Arenas ensuring they always portray a professional corporate image; conducting weekly visits to inspect all aspects of the developments.
* Management of staffing levels, rotas, holiday, and sickness cover to ensure Sales Arenas are always operational.
* Conduct weekly reviews of the company web site and Rightmove, highlighting any amends to the Marketing Company and monitoring any points noted are promptly rectified.
* Conduct weekly checks to ensure on and off-Site Signage is accurate and action any points noted.
* Conduct monthly reviews on local Competitors for prices and incentives on offer that could negatively impact on the sales rate and feedback to the Sales Director.
* Conduct regular Sales Excellence reviews on the developments.
* Gain knowledge of the residential market within the region and generate professional working relationships with local Estate Agents to maximise referrals for Part Exchange.
* Create Marketing strategies for developments and present to the Sales Director.
* To ensure the development sales rate and release prices are run at maximum efficiency and profitability.
* Create weekly price lists/availability and distribute.
* To work in close collaboration with Part Exchange Managers and Coordinators to ensure all aspects of the Plot Purchase, buy in and sale off run cohesively to ensure targeted exchange and completion dates are met.
Required Skills
* Highly experienced in New Build Sales.
* Project management and time management skills.
* Ability to drive sales and deliver targets whilst maintaining profit margins.
* Experience of setting up new development sales offices and project management of show home design installations.
* Ability to effectively manage sales, exchanges and completions, achieving timely exchanges of contracts.
* Excellent knowledge of the New Build Industry and Housing Market.
* Excellent verbal and written communication skills.
* Proven track record in New Build Sales Management.
* Excellent knowledge of; GDPR Implictions The Property Mis-descriptions Act, The Data Protection Act, The Consumer Code for House Builders.
* Excellent organisational and customer service skills.
* Computer literate on IT systems.
