Property Manager – Bath
Salary: £30,000–£35,000
We are delighted to be partnering with a well-established property management company in Bath who are seeking an experienced and motivated Property Manager to join their growing team. The Role
The successful candidate will take responsibility for a diverse portfolio of residential buildings, ensuring excellent service delivery and smooth day-to-day operations. This position involves regular communication with leaseholders, directors, and contractors, as well as overseeing key compliance and financial functions.
Key Responsibilities
* Managing a portfolio of residential buildings on a block management basis
* Handling maintenance queries and coordinating remedial works
* Managing leaseholder and director enquiries
* Preparing and issuing Management Agreements
* Drafting annual service charge budgets
* Issuing service charge demands
* Reconciling property bank accounts
* Managing debtors and arrears
* Conducting onsite property visits
* Attending Fire Risk Assessment (FRA) visits and organising FRA remedial actions with the Service Team
* Overseeing major works projects and cyclical maintenance
* Preparing Long Term Maintenance Surveys
* Arranging and attending Annual General Meetings, including minute-taking and distribution
* Chairing meetings where required
* Managing legal processes such as Section 20 consultations
* Liaising with accountants on year-end accounts and issuing to leaseholders
* Completing relevant leasehold training and maintaining CPD
* Responding to office emails and ticketed enquiries in a timely manner
Ideal Candidate
* Previous experience in block or property management is highly desirable
* Strong communication and organisational skills
* Ability to manage a varied workload and prioritise effectively
* Confident in liaising with multiple stakeholders
