Responsibilities
We are seeking a dedicated Sales Manager to join the aparto team. This role is ideal for someone who is personable, detail-oriented, and passionate about providing exceptional customer service and sales support. The successful candidate will be instrumental in ensuring the smooth operation of our lettings processes, contributing to a welcoming and supportive environment for our residents.
Leasing and Lettings
* Manage all aspects of the lettings process, from initial enquiry to tenancy completion.
* Organise property tours, showcasing the benefits of living with aparto.
* Ensure compliance by completing student and financial checks.
* Support lease renewals to maintain high occupancy rates and achieve revenue goals.
* Ensure sales leads are handed over to the relevant property so leads are converted.
* Ensure the achievement of the portfolio revenue and occupancy goals through your sales activities.
Customer Service
* Respond promptly to student enquiries via WhatsApp, WeChat, live chat, email, phone, and in person, ensuring a personalised and welcoming experience.
* Provide exceptional customer service to residents, addressing any concerns efficiently.
* Address and resolve customer complaints during the weekend and act as a liaison with the property team if issues cannot be resolved independently.
* Support property teams in hitting their sales goals.
Sales and Marketing
* Convert enquiries into viewings and bookings by showcasing property USPs.
* Demonstrate a thorough knowledge of the property’s features and local amenities.
* Support marketing campaigns and initiatives to promote all properties.
* Maintain accurate databases for effective reporting and analysis.
* Provide performance metrics for management to aid in strategic decisions.
* Assist weekend security teams and coordinate with them on weekend service issues.
* Supervise contractors such as cleaning companies, window washing, lift maintenance and security.
Person Specification
* Previous experience in a lettings or sales role (preferred).
* Possess strong written and verbal communication skills.
* Demonstrate excellent organisational and time management skills.
* Be confident, self-motivated, and target-driven.
* Have proven sales and negotiation skills.
* Be proficient in Microsoft Office and property management software.
