Block Manager (In-House)
Location: Harrow (office-based, with portfolio travel)
Salary: £40,000 – £50,000
Type: Full-time, permanent
Working Pattern: Monday–Friday, 8:30am–6:00pm (fully office-based)
Macdonald & Company are exclusively partnered with a privately held, family-led real estate investment business to appoint an In-House Block Manager.
This is a newly created role following the decision to bring block management fully in-house. The successful hire will take ownership of the block management function across a residential and mixed-use portfolio, working closely with senior stakeholders in a small, highly accountable team.
This role is suited to a hands-on Block Manager who enjoys ownership, clarity, and being trusted to run their portfolio without layers of hierarchy.
Key Responsibilities
* End-to-end management of a residential and mixed-use block portfolio
* Full ownership of service charge budgets, reconciliations, and queries
* Issuing and managing Section 20 consultations and major works programmes
* Contractor appointment, tendering, performance management, and compliance
* Oversight of statutory compliance including H&S and fire safety
* Regular site inspections and proactive issue resolution
* Acting as the main point of contact for leaseholders and internal stakeholders
The Ideal Candidate
* Proven experience in block / leasehold property management
* Strong working knowledge of:
o Service charges
o Section 20
o Major works
o Compliance frameworks
* Comfortable operating in a small, office-based environment
* Practical, organised, and confident taking ownership

* Fully office-based role (Monday–Friday)
