We're looking for a proactive, practical and detail-focused individual to join our Maintenance Team at Address Properties. Based in the heart of Mossley Hill, our Rose Lane office manages a portfolio of over 300 properties, primarily in the student sector.
Our Maintenance Administrators are at the centre of everything, resolving tenant issues, coordinating contractors and keeping compliance on track. This is a fast-paced role that suits someone with strong organisational skills, a confident phone manner and a willingness to get stuck into the nuts and bolts of property management.
Key Responsibilities -This isn't just a job about ticking off maintenance tickets, it's about keeping our property operations running safely and smoothly. You'll work closely with contractors, tenants, landlords and the lettings team to ensure maintenance issues are resolved efficiently and professionally.
Your day-to-day may include:
Manage maintenance requests
Log and respond to repair reports from tenants and staff, triage based on urgency and assign to the appropriate contractor.
Coordinate contractor schedules
Issue jobs, manage diaries, follow up on progress and ensure all updates are logged and communicated clearly.
Organise compliance checks
Schedule and track safety inspections including gas safety certificates, EICRs, PAT testing and fire alarm servicing.
Respond to emergencies
Act fast and calmly when urgent issues arise, ensuring the right trades are dispatched quickly and safely.
Communicate with clients
Liaise with tenants, landlords and guarantors about works, access, scheduling and updates.
Maintain systems and records
Keep internal job management systems updated, upload certificates and reports, and ensure all property files are audit-ready.
Essential Criteria
* Strong organisational skills – able to manage multiple tasks, timelines and contractors
* Effective communication – confident with tenants, landlords and tradespeople
* Technical proficiency – comfortable with Google Workspace, Excel or job-tracking platforms
* Problem-solving mindset – able to prioritise, stay calm and act quickly in emergencies
* Attention to detail – thorough record-keeping and clear task management
* Team collaboration – work well with lettings and maintenance teams
* Basic property maintenance knowledge – awareness of repairs, safety checks and contractor types
* Customer-focused approach – friendly, clear and professional service every time
Desirable (but not essential)
* Experience in property management or a similar maintenance role
* Familiarity with safety processes like Gas Safe or EICR
* Experience using platforms like ServiceM8, Podio or AgentOS
* Understanding of housing regulations or landlord responsibilities
