Niyaa People are hiring for a Permanent Void Surveyor for a client of ours based in Wokingham. Candidates with experience acting as a Building Surveyor or Repairs Surveyor would be well suited to this role which offers flexible working and great opportunities for career progression.
Overview:
Responsible for carrying out building surveys and managing repair and maintenance works across residential properties. The Void surveyor role focuses on diagnosing building defects, particularly damp, mould, and disrepair, specifying remedial works, and ensuring projects are delivered safely, efficiently, and to a high standard. The position also involves managing small-scale works from initial inspection through to completion while maintaining strong customer service and regulatory compliance.
Key Responsibilities of the Void Surveyor:
1. Carry out detailed building surveys to identify property defects, including damp, mould, condensation, and structural issues.
2. Diagnose root causes of building defects using evidence-based assessments rather than symptomatic repairs.
3. Prepare technical reports, specifications, and scopes of work for remedial repairs and maintenance projects.
4. Manage small-scale repair and refurbishment works from survey through to completion using contractors and direct labour.
Skills & Competencies for a Void Surveyor to have:
5. Ability to conduct building surveys and produce clear technical reports.
6. Strong knowledge of diagnosing building defects, particularly damp and mould.
7. Experience managing repair and refurbishment works from inception to completion.
8. Strong communication and interpersonal skills with the ability to work with tenants, contractors, and internal teams.
9. Organised approach to workload management with strong attention to detail.
Knowledge & Qualifications:
10. Strong knowledge of construction methods, building materials, and maintenance practices.
11. Understanding of relevant regulations, legislation, and health and safety requirements.
12. HNC/HND or NVQ Level 4+ in Building Studies or Construction (desirable).
13. Full UK driving licence required.
Experience:
14. Minimum 5 years’ experience in building maintenance or property surveying across multiple trades.
15. Experience diagnosing property defects and specifying remedial works.
16. Experience managing maintenance, repair, or refurbishment projects.
17. Experience working within residential or social housing environments desirable.
