Responsibilities
BES operates under a range of commercial arrangements, including lump‑sum work, alliance contracts and term agreements, so you should be familiar with each and remain aware of current building contracts and the implications of health and safety regulations.
While your primary function is the commercial management of projects and contributing to the development of commercial practices within the organisation, you may also support tendering activities, as Tendering and Estimating form part of your role.
At the core of the position is the ability to identify, analyse and respond to commercial risk, monitor all commercial aspects of projects, maximise profitability and manage cashflow effectively.
You will provide commercial support to alliance and partnering arrangements by preparing monthly cost reports, managing change control and developing risk analysis schedules, contributing to mitigation strategies as work progresses.
You will prepare, monitor and report on KPIs for alliance and term projects, develop benchmarking information for HVAC and Fit Out works, and create earned‑value matrices to generate S‑curves. Supporting engineers and project managers, you will prepare applications, invoices, variations and general commercial documentation.
Working closely with the Project Manager, you will monitor project costs and prepare monthly financial forecasts with full reconciliation of incurred, committed and future costs, as well as variations.
You will review contract terms and conditions to highlight commercial risks and support procurement by producing procurement schedules, advising on strategy, agreeing arrangements with service providers, negotiating terms and raising orders.
You will also assist in preparing lump‑sum bids, target costs and budget prices by compiling enquiry documents, analysing subcontractor returns, determining preliminaries, producing expenditure S‑curves, preparing tender documents, assisting with feasibility studies and producing cost schedules.
Qualifications
* A degree in Quantity Surveying is preferred but minimum qualifications are HNC in Quantity Surveying/Building Services or Building Studies/Construction.
* Other relevant courses accredited by the Royal Institution of Chartered Surveyors (RICS) and the Chartered Institute of Building (CIOB).
* Fully conversant with traditional forms of contract but also alliance, collaborative and re‑imbursable type projects.
* IT proficient.
* Membership or accreditation with any professional institution (RICS/ICE/CIBSE/CIOB) would be favorable.
* Minimum 10 years experience in industry.
