Key Responsibilities
* Manage day-to-day operations across a diverse regional property portfolio, ensuring a proactive and professional approach.
* Maintain strong client relationships and serve as the key point of contact for property management matters.
* Prepare and manage annual service charge budgets, oversee reconciliations, and monitor expenditure in collaboration with facilities managers and client accountants.
* Conduct regular property inspections, ensuring buildings are compliant, operationally sound, and well-maintained.
* Co-ordinate repairs, maintenance programmes, and refurbishment projects with external consultants and contractors.
* Lead on all lease events and asset management initiatives, including subletting, assignments, tenant alterations, and licence applications.
* Collaborate closely with credit control teams to manage rent collection and arrears recovery processes.
* Provide clear, timely reporting to clients, supported by concise memos, portfolio summaries, and market insights.
* Actively engage with tenants to build strong landlord-tenant relationships and resolve issues promptly.
* Liaise with insurance brokers for policy renewals and assist in claims handling.
* Ensure that tenant fit-outs are approved and completed in accordance with lease terms and relevant compliance standards.
* Support broader business development initiatives and help identify opportunities to enhance portfolio value.
Requirements
* Proven experience in commercial property management (essential).
* Strong working knowledge of service charge administration, budgeting, and financial reporting.
* Comfortable managing a broad range of property types and asset classes.
* Confident communicator with strong written and verbal skills.
* Degree-qualified in a property-related discipline.
* MRICS qualification preferred, but not essential.
* Full UK driving licence required.
* Proficiency with property management systems and Microsoft Office.
