Job Details: Senior Commercial Property Manager
Job Type: Full-Time (40+ hours per week)
Schedule: Monday to Friday, 9:00am – 5:30pm
Salary: £40,000 – £45,000 per annum + commission / bonus structure
Location: Bedford (with regular site visits and field-based responsibilities across our portfolio)
Experience Required: Minimum 3+ years in Commercial Property Management preferred
The Role
We are seeking an experienced, commercially minded and highly organised Senior Commercial
Property Manager to join our growing Property Management team.
This is a full-time senior role focused on the management of a diverse portfolio of commercial
properties and estates, with particular emphasis on service charge budgeting, financial reporting,
rent reconciliation, client accounting oversight, and asset performance management.
The successful candidate will work closely with our Accounts Team on all financial aspects of
portfolio management, including service charge budgeting, year-end reconciliations, rent
collection reporting, tenant ledger management, supplier invoicing, landlord reporting and client
account compliance. This role requires strong commercial awareness, excellent financial
attention to detail, and the ability to ensure accurate reporting across multi-let commercial assets.
You will play a key role in delivering exceptional service to landlords, tenants and stakeholders,
while maintaining compliance, protecting asset value and driving financial performance across
the managed portfolio.
Key Responsibilities
Property & Portfolio Management
• Manage the day-to-day operations of a varied commercial property portfolio including
office, retail, industrial and mixed-use assets.
• Maintain strong landlord and tenant relationships, ensuring a high standard of
professional service delivery.
• Conduct regular site inspections and oversee vacant property management.
• Manage contractor relationships, maintenance works and property compliance
requirements.
• Organise insurance renewals and prepare insurance schedules across the portfolio.
• Oversee onboarding of new managed properties and ensure full operational integration
into management systems.
Service Charge & Financial Management
• Prepare, manage and reconcile annual service charge budgets and year-end expenditure
statements in accordance with RICS Professional Standards.
• Work closely with the Accounts Team to ensure accurate service charge allocation,
balancing charges and expenditure reporting.
• Monitor service charge expenditure against budget and provide variance reporting to
clients.
• Manage rent collection, arrears monitoring and rent reconciliation reporting across the
portfolio.
• Produce and review tenant demands, service charge invoices, credit adjustments and
landlord statements.
• Review supplier invoices, approve expenditure and ensure correct cost allocation.
• Assist with quarterly landlord reporting, income and expenditure analysis and cash flow
forecasting.
• Ensure compliance with client money handling procedures and accounting best practice.
Compliance & Operational Oversight
• Ensure compliance with lease obligations, statutory regulations and health & safety
requirements.
• Coordinate compliance inspections including EPCs, fire risk assessments and asbestos
management.
• Assist with lease events, tenancy matters and strategic asset management decisions.
• Support senior management with portfolio reviews, client meetings and business
development opportunities.
What We Are Looking For
We are seeking a proactive and financially strong Commercial Property Manager with proven
experience managing service charge portfolios and landlord reporting.
Essential Experience
• Minimum 3+ years’ experience in commercial property management (commercial
experience strongly preferred)
• Strong working knowledge of service charge budgeting, reconciliation and reporting
• Experience managing rent collection, arrears reporting and tenant ledger reconciliation
• Good understanding of landlord and tenant legislation, lease structures and lease
compliance obligations
• Strong financial acumen and confidence in budgeting, reporting and reconciliations
• Excellent organisational skills with exceptional attention to detail
• Strong communication skills and confidence dealing with landlords, tenants, contractors
and professional advisors
• Ability to work independently and collaboratively within a wider team
Desirable Experience
• Previous experience using Re-Leased property management software is highly desirable
• Experience with rent demands, service charge budgeting, arrears reporting, tenant ledger
reconciliation and client reporting through Re-Leased
• Experience within a RICS regulated environment
• Full UK Driving Licence
