VACANCY: Commercial Operations Manager
DEPARTMENT: Commercial
REPORTING TO: Head of Commercial Development
WORKING HOURS: 40 hours per week
To manage, and optimise the airport’s commercial operations, ensuring the effective performance of all commercial business partners, the delivery of revenue targets, and the enhancement of the overall customer experience. The role combines commercial strategy and revenue delivery with operational oversight, strong stakeholder engagement, and a commitment to continuous improvement.
Key Responsibilities:
Commercial Strategy & Revenue Delivery
* Deliver the budgeted revenue targets for all owned commercial line items.
* Deliver the development and execution of the concession commercial growth strategy.
* Maximise space utilisation to ensure optimum profitability from business partners.
* Participate in competitive bid and tender processes to drive maximum value.
* Participate in contract negotiation and execution.
Operational Oversight
* Ensure the smooth day-to-day operation of commercial business partners, planning for a dynamic airport operation and adapting to passenger flow and seasonality.
* Oversee concession operations, ensuring compliance with airport standards, health & safety, and aviation regulatory requirements.
* Work closely with the wider Operations team to align commercial and operational processes to deliver a high-quality customer proposition.
Partner & Contract Management
* Act as the main liaison between the airport and business partners, maintaining a highly visible presence across the operation, resolving all issues and fostering collaboration.
* Ensure delivery of BCA proposition elements to enhance product, drive continuous improvement and customer service performance.
* Manage and oversee all commercial business partners throughout the lifecycle of their tenancy ensuring effective contract management and compliance.
* Conduct regular stakeholder meetings, building and maintaining strong relationships with business partners at both local, regional and Head Office levels.
* Monitor business partner performance using KPIs, audits, and customer feedback.
* Identify underperforming areas and implement corrective action plans
Data, Insights & Reporting
* Utilise Management Information Systems to provide weekly/monthly financial reporting and actionable insights for the Exec team and Board.
* Collaborate with Finance for forecasting, data modelling, budget setting & business planning.
* Provide insights into consumer behaviour, target markets, and industry trends.
Marketing & Customer Experience
* Work with marketing and digital teams to manage the development of strategic and tactical promotional campaigns.
* Drive sales and enhance customer experience through targeted initiatives.
Project & Capital Delivery
* Collaborate with the capital expenditure & projects team to support CEAs and commercial capital projects.
* Participate in cross-functional projects and working groups for business.
General
* To participate in projects/working groups and to carry out any other duties that may be outside the standard remit of the job scope for personal development, or as reasonably required by the company.
* Actively contribute to the organisation’s ESG and sustainability goals by supporting initiatives that promote environmental responsibility, social impact, and ethical governance.
* Support the senior management team in staff engagement and corporate responsibility initiatives across the business, acting as an ambassador for the Airport during key events.
* On-site presence required, based in the terminal with occasional out-of-hours availability for events or emergencies.
* The airport operates 24/7; as such oversight will include the need to observe and understand the commercial operation out-of-hours such as early mornings, late nights, weekends, and bank holidays.
Essential Criteria:
* Minimum of 5 years’ experience working within a commercial environment with a proven track record of delivering revenue growth within a high‑performing commercial culture.
* Strong sales and customer service orientation, demonstrating the ability to understand customer needs and drive value creation.
* Exceptional business partner management skills, including excellent communication, interpersonal, and stakeholder‑engagement capabilities.
* Strong analytical and critical‑thinking skills, with the ability to interpret data and support decision‑making.
* Demonstrated innovation and growth mindset, with the ability to challenge the status quo and identify new opportunities.

* Experience of working within an airport, shopping centre, retail park, transport hub or franchise retail commercial environment.
