Job Description:
Working as part of the Trade Services management team, delivering gas servicing and repairs for domestic and corporate estates, based at Waterside Park in Swindon. Managing a direct labour team supported by in-contract subcontractors.
Job Purpose:
The post holder will be responsible for delivering gas servicing and repairs for 10,500 tenanted homes and 700 corporate and commercial properties owned by the council. They will manage Gas Engineers and a Gas Surveyor, working with the Building Services Surveyor to maintain the council's Gas Safe registration.
Key Accountabilities:
* Oversee the operational functions of the Gas teams, ensuring effective and economical use of resources in line with statutory requirements.
* Ensure planned work is completed on time according to agreements with tenants and statutory bodies.
* Ensure all work is completed within priority periods, cost parameters, and contract standards.
* Collaborate with the operations planner team to ensure work is scheduled efficiently.
* Maintain the council's Gas Safe registration through regular audits and compliance with registration rules.
* Manage third-party audits via specialist contractors to improve engineer performance.
* Prepare monthly reports on Schedule of Rates and contractual requirements.
* Report on no-access cases and gather evidence for court if needed.
* Conduct risk assessments and prepare method statements when necessary.
* Manage staff and materials, ensuring quality and timely completion of work.
* Prepare estimates for capital projects as requested.
* Ensure optimal use of resources and proper handling of materials and scrap.
* Oversee operative performance, conduct inspections, and measure work upon completion.
Candidates must demonstrate substantial knowledge and experience in areas such as supervising maintenance services, understanding Water By-laws and Legionella, verifying Gas and Oil certifications, and knowledge of current regulations and legislation. Additional requirements include experience with building management systems, procurement procedures, asbestos awareness, health and safety regulations, responsive repairs IT systems, site visits, Microsoft Office, Gas Safe registration, estimating, and LPG experience.
