Job Summary
In the capacity of the site maintenance operative, you will be responsible for the effective management and timely upkeep of the site and facilities at Dunwood Manor and Waverley Lodge.
You will be providing services in line with current best practice, company policies and procedures, agreed standards, and all relevant legislation and regulations, working with and under the direction of the Registered Managers' of the homes.
You will respond to repair requests and deliver both planned and reactive maintenance across the building, grounds, fixtures, fittings, and equipment - prioritising issues by urgency and importance. You will also be expected to provide a general courier service across the facilities.
A periodic and cyclical reporting framework is in place related to role, with a particular focus on the site and facilities. You will be expected to take ownership of this reporting commitment and the KPIs therein.
Specific Responsibilities
* Oversee the upkeep and maintenance of the site, covering building structures, M&E systems, specialist equipment, and general contents.
* Safeguard the serviceability of heating, lighting, plumbing, all building services, and non-medical equipment—specifically including emergency lighting and fire alarms.
* Carry out routine premises inspections and keep comprehensive records of planned/preventative maintenance, compliance checks, breakdowns, repairs, and alterations.
* Perform weekly fire-alarm tests and routine checks of wheelchairs, reclining chairs, and nursing beds.
* Design and run preventative maintenance programmes aligned with company policy, regulatory standards, and compliance obligations; complete statutory/compliance checks on plant, equipment, systems, and services to ensure building safety.
* Arrange PAT testing for electrical items in accordance with Health & Safety requirements.
* Deliver day-to-day practical maintenance (e.g., repairs, decorating, basic gardening/grounds work), calling in specialist contractors for technical tasks where appropriate.
* Serve as the primary contractor liaison—review and approve RAMS, supervise on-site works, ensure competence and quality, and authorise day sheets before invoices—supported by the Director of Asset Management as needed.
* Escalate and report major faults likely to incur significant expenditure or necessitate specialist contractor input.
* Keep accurate inventories of maintenance tools, materials, and equipment.
* Attend inspections with the local Fire Officer and implement any resulting actions.
* Induct and train new starters on fire safety and general Health & Safety arrangements; support Legionella management and related monitoring.
* Provide an on-call emergency response and be available outside normal working hours when required.
* Engage courteously with residents and support care staff as needed (e.g., fetching, carrying, and storing care consumables; assisting with reasonable requests that support resident welfare and safe operations).
* Work flexibly across multiple care maintenance teams and provide holiday/absence cover.
* Undertake any other reasonable duties within the role holder's competence and scope of responsibility.
Requirements
Knowledge, Skills and Experience:
* Skilled / semi-skilled capabilities within the building industry, preferably in the electrical, plumbing or carpentry sections.
* Hand and power tool operation applicable to trade.
* DIY skills to support the range of maintenance activities.
* COSHH / Health and Safety.
* Good English - Written and verbal
* Willing to engage with, learn and use IT equipment and software.
