The Role:
This exciting opportunity is for a Sales & Marketing Manager to join our team within
an expanding Developer, at their offices near Royston, Herts, SG8 0SS. Stepping into a high-
impact role within a growing developer, establishing and leading our sales and marketing
function for the future of our business. As there Sales & Marketing Manager, you will take
the lead, along with managing our Sale Negotiators with the day-to-day sales and
marketing activities across our developments to maximise sales performance, brand
impact and delivering excellent customer service on our residential projects located in
Bedfordshire - Essex - Norfolk and Leicestershire.
The successful candidate will have extensive customer journey experience within the sales
process from start to finish, from marketing the properties, to legal completion through to
the handing over to the Aftercare Customer Services.
This is a hands-on, fast-paced role with lots of variety. You’ll work closely with the internal
teams in executing and managing sales processes ensuring and maintaining accurate
records and documentation are kept from the project’s inception through to completion.
Key Responsibilities
Executing sales processes with customers and your team.
Maintaining accurate records and documentation.
Delivering successful sales across multiple sites.
Lead the creation and delivery of sales and marketing strategy for each
development
Develop brand identity, campaign messaging and creative assets tailored to local
audiences.
Manage delivery of brochures, signage, websites, hoardings, print and digital
advertising.
Oversee show home and sales office setup—including fit-out, landscaping and
signage.
Market research for internal finishes/product specification.
Launch and manage campaigns to support sales targets across digital, PR and
traditional channels.
Own and track marketing budgets, ensuring cost-effective delivery.
Maintain and update website and microsite content for accuracy and engagement.
Coordinate photography, videography and social content to showcase milestones.
Support and guide junior team members where applicable.
Completion of all necessary Health, Safety & Environmental documents, in line with
company policy.
Comply with the company life cycle of Site processes.
Assist in legal and sales handover meetings.
Carry out monthly site visits and sales status reports for Progress Meetings.
Essential Skills, Qualities and Experience
Skilled budget management with attention to cost control.
Strong sales experience, ideally in housebuilding or residential property.
Thorough marketing experience
Confident campaign planner with experience in brand development.
Knowledge of digital marketing, social media, and print production.
Excellent written, visual and project management skills.
Comfortable working with internal teams and external consultants/suppliers.
Strong leadership, with a collaborative and proactive approach.
Able to manage multiple projects and hit deadlines with precision.

Full Current UK Driving License or equivalent.
