Job Overview
We are currently looking for a property compliance / handyman / woman for Exempt Supported Housing / Housing of Multiple Occupancy that provides homes and services that help people to live independently.
A maintenance person's day-to-day job is extremely varied and could see you painting a wall one day and clearing out gutters the next. The role also requires the maintenance person to be willing to drive to different satellite accommodations across Wigan and West Lancashire if there are any repairs that needs completing.
The role also involves overall compliance management within all our properties. This involves, arrange with external contractors to book in for renewal of annual compliance certification in a timely manner, along with carrying out biweekly property inspections to test smoke alarms, emergency light and pick up on any maintenance issues found or reported by tenants.
Duties
* Changing light bulbs and ensuring other fixtures and fittings are in good working order
* Basic plumbing, Electrics, Carpentry and tilling.
* Basic plastering, touching up dents etc.
* Working with fire doors, e.g., realignment to meet standards.
* Clearing or cleaning general areas/old service user rooms.
* Shifting furniture or equipment
* Assembling furniture or equipment
* Garden/landscape installation and maintenance
* Window cleaning, both internal and external
* Footpath maintenance
* Painting and decorating
* Clearing gutters
* Lock replacement
* Emptying and Cleaning Rooms
* Maintaining property exterior through the different seasons
* Maintaining property interior through the different seasons
* General Fault Finding
* Undertake all duties safely and in accordance with Company Health & Safety policy and practice
* Management of property compliance
Skills & Requirements
* Advance DBS check (cost refunded on successful completion of probation)
* Ability to prioritise tasks and manage your time effectively
* Strong problem-solving skills
* Ability to work independently
* Attention to detail and pride in your work
* Strong interpersonal and communication skills.
* Pro-active thinking.
* Self-motivated and reliable with a "can-do" attitude
Schedule:
* Monday to Friday
* 9am – 5pm (1 hour lunch)
* Weekend availability (ad hoc to meet business needs)
Experience:
* Proven experience in property maintenance and general building works
* Experience in property compliance for Housing of Multiple Occupancy properties
* Microsoft Office
Licence/Certification:
* Driving Licence. (required)
* Must have own car
* Must have own tools, however, an annual tool allowance is provided
