Job Summary:
We are seeking a proactive and experienced Development Manager to work directly with the Development Director managing the companys development projects, with some oversight of the existing property portfolio. Approximately 80% of the role will focus on the end-to-end delivery of development projects, while the remaining 20% will involve property management responsibilities to ensure ongoing value from completed assets.
This role requires strong leadership, commercial awareness, and the ability to coordinate multiple stakeholders across planning, design, and delivery phases.
Key Responsibilities:
Development Management (Primary Focus 80%)
Oversee all stages of the property development lifecycle from feasibility, planning, and design through to construction, handover, and operational phase.
Lead project teams including consultants, architects, engineers, and contractors to ensure timely and on-budget delivery.
Conduct site appraisals, risk assessments, and feasibility studies.
Liaise with planning authorities, legal advisors, and regulatory bodies to obtain required consents and approvals.
Prepare and manage development budgets and financial forecasts.
Monitor project timelines and ensure alignment with company objectives.
Provide regular progress reports to senior leadership and stakeholders.
Contribute to strategic decisions regarding land acquisition and new development opportunities.
Property Oversight (Secondary Focus 20%)
Oversee the management and maintenance of a small portfolio of completed properties, ensuring they meet operational, compliance, and financial expectations.
Liaise with our Property Management company, and facilities teams to resolve issues and maintain asset value.
Assist in lease management, rent reviews, and service charge oversight.
Requirements:
Proven experience in property development, ideally as a Development Manager or similar role. Some Property Management experience a plus.
Strong understanding of UK planning policy, construction processes, and real estate regulations.
Excellent project management, organizational skills, and MS office.
Strong knowledge of local property laws, zoning regulations, and construction processes.
Excellent financial management, negotiation, and stakeholder engagement skills.
Confident communicator with experience managing external consultants and stakeholders.
Self-motivated with the ability to drive projects independently.
Professional qualifications (e.g. RICS, CIOB, APM) are a plus.
Experience in both residential and commercial developments.
Familiarity with sustainability standards and modern construction techniques.
