Property Manager (Block/Estate)
Location:
Windmill Hill, Enfield (Hybrid working available upon completion of training)
Salary:
£38,000 – £42,000 per annum, depending on experience
Hours:
40 hours per week, Monday–Friday, 9.30am–5.30pm
Contract:
1‑year fixed‑term contract, with a strong possibility of becoming permanent

We are now seeking an experienced and proactive
Property Manager
to join our Estate Management Team.
The Role
As a Property Manager, you will manage an allocated portfolio of residential buildings, ensuring efficient day‑to‑day operations, excellent client service, and compliance with legal and regulatory frameworks. You will be responsible for overseeing maintenance, managing budgets, liaising with contractors and residents, conducting site visits, and ensuring health & safety standards are met.
This is a key role within our organisation, offering variety, responsibility, and the opportunity to deepen your knowledge of landlord and tenant law, health and safety legislation, building maintenance, finance, and project management.
Training will be provided, but we are looking for someone capable of hitting the ground running and brings
a wealth of block management experience

Key Responsibilities
Property & Client Management
* Daily liaison with tenants, landlords and contractors, delivering a high level of customer service.
* Manage day‑to‑day, cyclical and contracted maintenance and ensure works are completed to a high standard.
* Attend AGM and Board/Director meetings as required.
* Conduct regular site visits, writing reports and following up on required actions.
* Circulate clear and accurate information to residents regarding management issues.
Financial & Administrative Management
* Prepare annual service charge budgets, including reserve funds, for Board approval.
* Review expenditure, monitor arrears, and support credit control processes.
* Oversee year‑end accounts, quarterly client statements and ensure financial deadlines are met.
* Maintain accurate hard‑copy and digital records, updating the property management database.
Health, Safety & Compliance
* Ensure compliance with statutory and contractual requirements relating to landlords, tenants and contractors.
* Coordinate health & safety visits, ensuring consultants receive correct information, keys, codes and reports in a timely manner.
* Monitor and implement fire and general risk assessment recommendations.
* Stay up to date with relevant legislation including leasehold law, Section 20 notices and related regulatory requirements.
Project & Contractor Oversight
* Lead on the project management of major internal and external works, in conjunction with surveyors and other consultants.
* Liaise with councils, government bodies and emergency services as required.
Skills, Experience & Attributes
We are looking for someone who:
* Has prior experience in property/block management.
* Is organised, methodical and has excellent attention to detail.
* Communicates clearly in both written and verbal formats.
* Is proactive, professional, and demonstrates a "can‑do" attitude.
* Has strong numerical and analytical skills.
* Is confident using IT systems, including MS Outlook, Word and Excel.
* Is able to work independently while contributing effectively to the wider team.
* Holds a full driving license (site visits - travel required).
