Senior Quantity Surveyor / Commercial Manager | Rostrevor, Northern Ireland | Full Time | £50,000 - £70,000 per annum
Our client is a civil engineering contractor delivering a full spectrum of civil engineering services, specializing in complex, mission-critical projects for data centres across the UK, Ireland, and Europe. Established in 2005 and headquartered in Rostrevor, Northern Ireland, they are renowned for providing quality-driven groundwork solutions that meet the stringent demands of high-level civil engineering environments. They are now seeking an experienced Quantity Surveyor ready to step into a senior Commercial Manager role.
The successful candidate will lead a commercial team, shape their strategy, and oversee projects across Ireland, the UK, and Europe. Key responsibilities include managing commercial processes, monitoring issues, assessing risks, maximizing cash flow, preparing claims, and negotiating terms with clients and suppliers. Strong leadership, flexibility with Construction Form Contracts, and excellent communication and negotiation skills are essential.
Minimum Requirements:
* 3rd level Degree qualification in Quantity Surveying with 5+ years of experience.
* Proven track record in estimating, contractual issues, and final account negotiations.
* Experience with estimating and tendering processes.
* Familiarity with contracts and contractual disputes.
* Technical knowledge of construction processes, especially in Civil Engineering / Groundworks.
* High attention to detail and strong IT skills, particularly in Microsoft Office.
* Excellent communication and negotiation skills.
* Full and clean driving license.
* Relevant safety accreditations.
* Professional qualification (e.g., MRICS/MCICES) is a plus.
Role Responsibilities:
* Manage and negotiate subcontract tender processes, including estimating and contract documentation.
* Prepare and process quotations, bids, and tenders within deadlines.
* Conduct value engineering to meet client budgets.
* Produce reports and technical documentation for bids and contracts.
* Monitor cash flow, valuations, and ensure timely applications.
* Complete site measurements and prepare estimates.
* Coordinate with clients, subcontractors, and suppliers to meet project requirements.
* Resolve contractual and payment disputes proactively.
* Manage subcontractor accounts according to their terms.
* Ensure compliance with HSE policies and procedures.
* Conduct site inspections to avoid delays.
* Facilitate communication through production and operations meetings.
* Assist in procurement and buying of materials.
* Prepare payment notices and final accounts for subcontractors.
* Manage labor allocations in coordination with the Contracts Manager.
* Knowledge of UK, Irish, and European construction methods and rates.
