Proactive Personnel are currently recruiting for a Construction Development Manager for a rapidly growing company in the build to rent sector. This company has huge growth plans for the next 5 years and this role will play a vital part for this.
About This Role
The Construction Development Manager will support the Head of Development Delivery in the management and delivery of residential development projects across our Build-to-Rent platform.
You will play a key role in ensuring developments are delivered in line with agreed specifications, timescales, and budgets, and that they all meet all necessary legislative and regulatory requirements. This role requires a proactive individual with strong technical project management skills, capable of driving forward multiple schemes while collaborating effectively with both internal teams and external consultants and contractors.
What You Will Do
1. Support the Head of Development delivery in the oversight and successful delivery of residential developments.
2. Ensure all projects are delivered in line with the employers requirements, contractor proposals, and contract documentation.
3. Monitor construction progress from contract execution through to practical completion.
4. Manage and coordinate internal and external delivery teams, including Employers Agents, Clerk of Works, consultants and contractors.
5. Attend and contribute to site meetings, providing concise updates to internal and external stakeholders.
6. Track and report on project timelines, budgets, and risks.
7. Review and manage project variations and provisional sums, ensuring value for money.
8. Assist in the appointment of ongoing management of key external project team members
9. Work closely with the Head of Development Delivery to maintain alignment between design, construction, and operational expectations.
10. Oversee the delivery of amenity and communal areas in collaboration with operational teams.
11. Ensure projects meet quality standards and align with operational and long-term investment objectives.
12. Maintain accurate and timely reporting to internal teams, including the residential management team.
13. Uphold compliance with relevant legislation and manage the associated gateway process where applicable.
14. Act as a key member of the delivery team, contributing to the development of internal processes and project outcomes.
The ideal candidate
15. Proven experience in project management within the residential development sector,
16. Chartered membership with a relevant professional body (e.g., RICS, CIOB, AMP).
17. Strong Knowledge of contract administration, employers requirements, and contractors proposals.
18. Experience managing construction projects from contract to exchange through to completion.
19. Ability to lead and coordinate a team of internal and external professionals.
20. Strong understanding of construction, quality assurance, compliance, sustainability and building regulations.
21. Track record of delivering projects on time, within budget, and to a high standard.
22. Experience engaging with investors and senior stakeholders, providing clear and concise reporting on project progress.
23. Excellent communication and leadership skills, with a proactive and problem-solving approach.
24. Familiarity with residential asset management strategies and long-term investment principles.
25. Proven experience delivering high-rise and/or Higher-Risk Buildings (HRBs).
Desirable
26. Experience in forward funded residential development schemes.
27. Knowledge of sustainability and ESG principles in residential development.
