Facilities Manager Location: South Shields (Tyne & Wear) Department: Engineering Reporting to: Head of Maintenance Package: £50,000-£55,000 Per Annum (Neg. DOE) Contract: Permanent Shifts: Day Shift - Flexibility Required for On-Call/Weekends when required. Overview An established organisation is seeking an experienced Facilities Manager to support its Head of Maintenance in delivering high-quality planned and reactive maintenance services across a diverse operational estate. The successful candidate will ensure the reliable operation of buildings, facilities and infrastructure while maintaining a safe, efficient and cost-effective service. They will lead the development and delivery of maintenance programmes, uphold statutory and regulatory compliance, and drive performance through effective contractor and resource management. Key Responsibilities Operational & Compliance Management Oversee day-to-day operations and maintenance of buildings, infrastructure, equipment and services. Ensure all facilities consistently meet operational, statutory and regulatory requirements. Respond promptly to faults, damages and maintenance issues in line with service-level expectations. Liaise with regulatory bodies to maintain full legislative compliance and update procedures accordingly. Conduct risk assessments, audits and safety inspections, driving continuous improvement. Maintain accurate records, safety documentation, compliance data and training information. Contractor & Supplier Management Manage and supervise contractors, ensuring adherence to policies, procedures and safe systems of work. Review and approve contractor documentation, including RAMS. Prepare tender documentation and support procurement processes. Monitor contractor performance against agreed KPIs. Maintenance Planning & Systems Maintain and develop the organisation's CMMS to support effective planned and reactive maintenance delivery. Ensure engineering maintenance KPIs are met or exceeded. Investigate incidents and implement corrective actions. Allocate resources effectively based on skills and operational requirements. Leadership & People Management Lead, motivate and develop a team of supervisors and multi-skilled professionals. Manage recruitment, performance, absence, discipline and other HR-related processes. Foster a strong health and safety culture and ensure teams follow safe working practices. Deputise for the Head of Maintenance or other Operations Managers when required. Financial & Strategic Contribution Assist with business planning, budgeting and forecasting. Control expenditure within agreed financial protocols. Implement improvements in engineering, maintenance delivery and operational efficiency. Contribute to the establishment of operational policies and strategies. Essential Experience Significant experience in estates, maintenance or facilities management within a complex operational environment. Proven experience managing multi-skilled engineering teams. Strong background in reactive maintenance, planned maintenance and minor works. Extensive experience managing contractors and overseeing procurement, tendering and contract performance. Demonstrable experience in developing compliance systems and maintaining safety documentation. Budget management experience. Essential Qualifications & Knowledge HNC/HND or Degree in Building Services Engineering, Mechanical/Electrical Engineering, Construction, Facilities/Estates Management or related discipline. NEBOSH or equivalent safety qualification. Expereince in Contractor Management and RAMS management is essential. Strong understanding of health & safety legislation (e.g., Fire, Legionella, PUWER, COSHH). Training or certification related to building compliance, maintenance management or safety systems.
