We’re currently recruiting for a Property Specialist, Capital Maintenance Investment Planning, a permanent position.
This is an asset lifecycle planning project management role responsible for creating and managing capital investment programmes to improve maintenance across the estate.
The post holder will collaborate with internal and external stakeholders to identify investment opportunities through appraisal, creating and executing projects to enhance operations & financial performance, with a focus on maintenance services. The individual will contribute significantly to the asset lifecycle strategy across supermarkets, convenience stores, and logistics estates, demonstrating clear benefits for the business investments.
The role involves office days (typically 3 days), and applicants should reside within a reasonable distance of our head office.

About The Role
Reporting to the Senior Property Manager - Capital Planning and Costs, responsibilities include:
1. Creating the capital replacement strategy by asset type (e.g., refrigeration, HVAC, M&E, building fabric) with the Senior Property Manager.
2. Managing asset condition reports, monitoring project completion, and ensuring benefits realization.
3. Providing annual lifecycle reports for future investment planning over 5 years.
4. Using CAFM system, business data, and asset database to identify risks, opportunities, and benefits.
5. Supporting reactive capital investment projects as issues arise.
6. Collaborating with Energy and Building Services teams to maintain accurate asset information for strategy planning.
7. Ensuring asset data is regularly updated in CAFM with the FM provider.
8. Accounting for BAU maintenance in the asset replacement strategy to maximize efficiency and budget.
9. Aligning asset management with wider business strategies in collaboration with estates and assets teams.
10. Considering commercial funded works impacting asset replacement in governance discussions.
11. Working with external contractors to create innovative projects improving store and technician services.
About you

* Hold industry-recognized project management qualifications such as Prince2, PMQ, or APM membership.
* Have experience in facilities management project environments focusing on lifecycle projects.
* Have experience in creating asset management or lifecycle plans to improve maintenance.
* Possess knowledge of Hard FM, either on the client or provider side.
* Are familiar with CAFM systems.
* Are IT literate with Office365 and Google Workspace.
* Can embed new working cultures and routines through improvement projects.
* Have stakeholder management experience at peer and senior levels.
