We're retained on a brilliant hire for a well-capitalised care land trading business operating across the Midlands and the North.
This isn't a typical land role. The business sources sites off-market, secures planning for care home development, and trades consented opportunities on to operators who don't want the planning risk. It's a clean, transactional model — and it's working.
They're looking for a Senior Land Manager to own the Midlands region with genuine autonomy.
Core Responsibilities:
* Source and acquire off-market sites suitable for care home development across the Midlands and the North
* Conduct site appraisals and financial feasibility assessments for care home schemes
* Manage opportunities through the planning process to unlock development value
* Build and maintain relationships with agents, intermediaries, and landowners to generate consistent deal flow
* Oversee the full transaction cycle from site identification through to disposal to care operators
* Operate autonomously to develop and manage a pipeline across the region
Desirable Experience:
* Direct land sourcing, acquisition, and development experience within care, assisted living, or retirement sectors
* A demonstrable track record of transactional deal-making — ideally in a trading or promotion environment
* Proven ability to run appraisals and feasibilities specific to care home schemes
* An established network of agency and intermediary contacts across the Midlands
* Resourcefulness and a proven methodology for generating off-market opportunities independently
* Background with a care operator, land and development trader, or retirement living developer
