Role OverviewThe Residential Property Manager will oversee the day-to-day management of a high-rise apartment block. The role includes responsibility for service charge budgeting,pliance with UK building safety regulations, and delivering exceptional resident services.
Key ResponsibilitiesFinancial Management
1. Manage annual service charge budgets.
2. Monitor expenditure and ensure costs are reasonably incurred under UK law.
3. Provide transparent financial reporting to the RMC and residents.
Building Operations
4. Oversee maintenance, repairs, and statutorypliance (fire safety, health & safety).
5. Manage contractors and suppliers, ensuring quality and cost efficiency.
6. Implement building safety measures and regulations.
Resident Engagement
7. Act as the primary point of contact for residents.
8. Handle queries,plaints, and service requests professionally.
9. Organise resident meetings and circulate updates.
10. Ensure adherence to Landlord and Tenant Act 1985, Section 20 consultation requirements, and RICS Service Charge Code.
11. Maintain accurate records for audits and tribunal purposes.
Staff & Contractor Management
12. Recruit and supervise on-site staff (concierge, cleaners) if applicable.
13. Ensure training andpliance for all personnel.
Skills & Qualifications
14. Proven experience in block management or residential property management.
15. Strong knowledge of service charge accounting and UK leasehold legislation.
16. Excellentmunication and organisational skills.
17. Familiarity with high-rise building safety regulations.
18. IRPM qualification (desirable).
