Overview
We are recruiting an Associate Director (Designate) — Commercial & Project Management to lead and expand regional activity across the East of England and the Midlands. Working remotely, you will take projects from inception to completion acting as Contract Administrator, Employers Agent and Project Deliverer, while supporting business development and the establishment of a regional office.
Key Responsibilities
* Lead contract administration and project management from pre-contract through to final account and handover.
* Manage tendering and procurement (single-stage, two-stage, PCSA); prepare and issue contract documents and stage invoices.
* Prepare specifications, performance requirements, contract drawings and use NBS where applicable.
* Chair and minute pre-contract and site meetings; issue minutes and follow-up actions promptly.
* Undertake regular site inspections; issue instructions, certificates and notices in a timely manner.
* Assess contractor payment applications and advise clients on cashflow and final accounts (claims where applicable).
* Produce Project Execution Plans, fee projections and regular project status reports.
* Oversee pre-contract investigations, surveys and due diligence including sustainability considerations.
* Project-manage other consultants or staff on behalf of the client where required.
* Report to funders on programming, handovers and defect management for new-build schemes.
* Contribute to business development, bid submissions and ITTs; grow repeat and new client relationships.
* Support training, mentoring and resource management of graduates and project managers.
* With senior support, help establish and grow a regional office presence in the East/Midlands.
Ideal Candidate Profile
* Minimum 5 years post-qualification experience in commercial contract administration and project management.
* RICS qualified (or equivalent) with a degree in a construction-related discipline.
* Demonstrable experience across residential, public sector, build-to-rent, refurbishment and re-cladding projects.
* Proven Employers Agent, Project Monitor and Contract Admin experience from inception to completion.
* Strong commercial acumen with experience preparing final accounts, claims and cashflow advice.
* Excellent knowledge of procurement, construction contracts and fire safety legislation in England.
* Experienced working within and auditing a quality management system.
* Strong numeracy, report-writing and verbal communication skills.
* Track record in business development, client management and delivering repeat business.
* Ability and willingness to travel across the East (including London) and the Midlands.
