About the Employer & Scheme
This opportunity is with a major national housebuilder operating within a partnerships-led model, delivering high-quality mixed-tenure communities across the UK. They have secured a site in Sileby, where they will deliver 228 new homes — a blend of affordable and open-market housing, with a substantial HA element and fast-paced delivery expectations.
My client is seeking an experienced Project Manager to lead the full delivery of this flagship scheme. A significant portion of the units are Housing Association plots, requiring tight programme control, strong client-facing skills and consistent compliance with HA standards.
Key Responsibilities (Including HA Client Duties)
Leadership & Programme Delivery
• Operate as No.1 on site, reporting into the Contracts Manager
• Lead SMs, ASMs and Trainees, ensuring clarity, structure and performance
• Maintain full control of programme across all phases, driving productivity and recovery where needed
• Deliver all stages in accordance with specification, build quality, and mixed-tenure requirements
HA & End-Client Responsibilities
• Manage and host HA inspections, Clerk of Works visits and client walkdowns
• Ensure all HA plots meet strict quality, compliance and specification requirements
• Oversee fast-paced cycles of:
– Pre-plaster inspections
– First fix / second fix sign-offs
– Plot progress checks
– Final quality inspections
• Manage snagging to ensure HA units are delivered right first time and within agreed timeframes
• Provide accurate handover documentation, certification and compliance records for all HA completions
• Ensure all CML, handover and post-handover processes meet end-client expectations
• Work collaboratively with internal technical, commercial and customer care teams to resolve HA issues quickly
Site Management & Technical Delivery
• Oversee infrastructure, groundworks and traditional build delivery
• Chair weekly subcontractor meetings and ensure actions are completed
• Manage RAMS and maintain exceptional Health & Safety compliance
• Produce progress reports, programme updates and maintain all statutory documentation
• Oversee stage completions and subcontractor payment approvals
• Drive quality assurance and maintain high delivery standards across all tenures
Qualifications & Experience
• Proven Project Manager / No.1 experience on traditional build residential schemes
• Comfortable delivering fast-paced HA units and managing end-client relationships
• Experience running developments of 120+ units; 200+ desirable
• Strong understanding of traditional build sequencing and infrastructure delivery
• CSCS (Black Card), First Aid, Scaffold Awareness essential
