About the role
We’re looking for a dedicated Hard Services Coordinator to join our Workplace & Facilities team, reporting directly to the Workplace & Facilities Campus Manager. This role is essential to the smooth and efficient operation of our Hull R&D site, supporting a range of areas including test facilities, laboratories, support offices, and general site infrastructure.
As a primary point of contact for day-to-day facilities matters, you’ll be responsible for managing and maintaining all hard services—particularly Mechanical & Electrical (M&E)—ensuring the site remains fully operational and well-maintained.
You’ll also lead FM-related investment projects focused on upgrading and improving site infrastructure. This includes overseeing project delivery to ensure timelines, budgets, quality, and compliance standards are met.
A key part of your role will be managing and motivating our on-site service provider teams, who deliver 24/7 maintenance support. Your ability to unite these teams around shared goals will be vital in maintaining high standards, maximising asset value, and driving continuous improvement through cost efficiencies and smarter processes.

Your responsibilities
- Lead the day-to-day management of on-site maintenance contractors and subcontractor teams across the Hull R&D campus.
- Collaborate with Supply colleagues on engineering and facilities projects that support campus operations, with flexibility to work outside standard hours when required.
- Partner with R&D and Quality teams to ensure full compliance with internal policies and external regulations.
- Manage and escalate quality-related actions, ensuring timely feedback and resolution.
- Support budget planning and management for both operational (OPEX) and capital (CAPEX) expenditure.
- Oversee and deliver infrastructure investment projects, ensuring they meet timelines, budgets, and quality standards.
- Handle financial processes including purchase orders, invoice tracking, accruals, and amendments.
- Provide accurate cost reporting and contribute to monthly financial reviews, highlighting risks and proposing solutions.
- Take ownership of the hard services and utilities budget, ensuring efficient and compliant use of resources.
- Ensure statutory inspections and registers for plant and equipment are maintained, escalating any risks or non-conformances.
- Maintain the site’s electronic asset management system (FSI/MRI), ensuring all maintenance tasks and records are accurately scheduled and logged.
- Monitor the site’s Building Management System (BMS) and Environmental Monitoring System (EMS) to ensure rapid response to any adverse events.
- Represent Facilities Management in monthly Health & Safety reviews and audits, supporting the development of safe working procedures.
- Establish and maintain robust service contracts for key infrastructure, ensuring legal and operational compliance.
- Build strong relationships with service providers to ensure high standards and value for money, aligned with KPIs and SLAs.
- Develop and maintain a documented FM management system covering maintenance, investment, and compliance, aligned with Reckitt’s broader initiatives.
- Track and report utility consumption and costs, ensuring accurate financial forecasting and reporting.
- Support the FM Manager and EHS Team in maintaining and updating the site’s Business Continuity Plan and emergency response procedures.
The experience we're looking for
- A good level of education (Ideally to HNC/BSc Level) coupled to an Engineering background and knowledge of mechanical & electrical systems is essential.
- Strong knowledge of evaluating and vendor selection based on quality, compliance and cost effectiveness and the ability to meet specific GMP requirements.
- Experience in systems and building management, around certification in Legionella & Asbestos Management
- Knowledge of Pharmaceutical manufacturing processes and understanding of GMP requirements is advantageous.
- Extensive work-based experience with a minimum of 5 years in a Facilities Management role with specific experience in managing front line maintenance of Mechanical / Electrical systems/services is essential
- Competence in producing and maintain written reports for management and manage appropriate documentation associated with maintenance management is necessary.
- A level of budgetary management experience with the ability to control assigned budgets and resourcing levels. The ability to produce financial analysis for inclusion at management reviews is essential.
- Good knowledge and experience of project management and organization skills will be needed
- Has completed training in and can demonstrate a strong understanding of occupational Health & safety practices underpinned by a minimum of NEBOSH certificate. This coupled with demonstrable work-based experience in risk assessment and provision of safe systems of work is key to this role.

- Must possess the highest communication skills, both written and oral.
- Proven ability to work under pressure without compromising on deliverables with ability to effectively prioritise and execute tasks in demanding environments and demonstrates an openness to change and ability to think out of the box.
- Can use own initiative and be a real self-starter.
- IT literate with proficiency in the use of relevant applications and tools, including MS Office 365 Office suite and other bespoke IT system toolsets.
- Good communication, networking and interpersonal skills, including Influencing abilities in areas with no direct reporting authority.
