Overview
We are looking for an freelance Clerk of Works to provide periodic, impartial quality assurance on a high‑value home renovation in Bedwas. You will verify workmanship against drawings/specifications and Building Regulations, and keep the client informed with clear photographic reports and action tracking. The purpose is to ensure the planned work is being carried out.
Key responsibilities
* Carry out planned site inspections (weekly/fortnightly) and issue concise visit reports with photos, defects and close‑out actions.
* Check workmanship and materials against drawings/specs, Building Regulations and relevant British Standards.
* Sample and sign‑off key hold points/mock‑ups (as agreed).
* Maintain a rolling snag/defects register and track issues to closure; support Practical Completion readiness.
* Attend brief progress check‑ins (as required) and promptly flag risks, clashes or buildability concerns.
* Observe H&S standards and RAMS implementation (advisory capacity).
What you’ll bring
* Proven Clerk‑of‑Works (or Site/Finishes QA) experience on private residential refurbishments or high‑end fit‑out.
* Strong eye for detail across envelope, waterproofing/tanking, MEP first/second fix, bathrooms/wet rooms, joinery and finishes.
* Solid grasp of UK Building Regulations and handover documentation.
Deliverables
* Weekly/fortnightly visit report with photos and action log.
* Live defects/snag register (and simple RFI/clarifications log if required).
* Support to final snag and handover.
