Job Summary
Woods Estate Agent is looking for a pro-active and personable individual to work alongside the Managing Director, helping to deliver an unrivalled experience to property sales within our local area.
Location & Hours
* Mainly based at Woods Estate Agents in Hollingbourne with travel required to properties within the local area.
* We take a flexible approach to the working hours, however, typically a successful applicant can expect a total of 45 working hours per/week. Some hours may be required at weekends, viewings dependant.

Key Responsibilities
* Handle all email and telephone enquiries for appraisals and property viewings.
* Conduct property viewings, showcasing each home with strong market knowledge and enthusiasm.
* Negotiate offers professionally to achieve the best possible outcome for clients.
* Maintain regular communication with clients throughout the sales pipeline, ensuring excellent customer service.
* Provide fortnightly performance and marketing reports for live listings.
* Develop and adapt bespoke marketing strategies tailored to each property and market conditions.
* Build and nurture strong working relationships with solicitors, agents and all parties within sales chains.
* Prepare comprehensive appraisal packs using multiple data sources, including Rightmove Best Price Guide.
* Assist in presenting appraisal packs to prospective clients, building trust through market knowledge.
* Conduct Anti-Money Laundering checks in line with Woods' policies, maintaining accurate audit trails.
* Produce high-quality marketing materials including brochures, window display cards, and bespoke property descriptions.
* Keep office window displays up to date with current listings.
* Match suitable buyers to new listings and proactively contact them.
* Create engaging social media content to promote listings and brand awareness.
* Edit and voiceover property video tours to enhance marketing efforts.
* Use digital tools including online staging software and Matterport cameras to create immersive property presentations.
* Prospect for new business through letter campaigns, door knocking and software-assisted targeting.
* Run 20:20 campaigns for sold properties to generate new instructions.
* Liaise with clients and stakeholders to ensure efficient, smooth property transactions.
* Accurately maintain and manage the CRM system.
Skills & Requirements
* Strong understanding and genuine interest in both local and national housing markets.
* Excellent verbal and written communication skills, with the ability to build strong client relationships.
* Proficiency in Microsoft Office (Excel, PowerPoint, Word).
* Confident with social media management.
* Familiarity with property marketing technologies (Matterport, virtual staging, video editing tools).
* Ability to work proactively, take initiative and contribute to business growth.
* Organised, detail-oriented and efficient in managing multiple tasks simultaneously.
* Be passionate about property, including upholding the Woods excellence in delivering a personable approach and a tailored offering to higher end properties and clients.

Qualifications & Experience
* Previous experience in estate agency, sales, or customer-facing roles is desirable.
* Knowledge of the local property market preferred.
* NAEA qualifications (or willingness to study towards them) advantageous.
* Full UK driving licence required.
