Job Description
The Assistant Property Manager's primary responsibilities include motivating and encouraging Leasing Consultants, compiling and utilizing market information, and preparing for advancement to Property Manager. The position reports directly to the Property Manager.
* Collect rent timely and ensure revenue data is correctly posted.
* File evictions when applicable, and stay informed of local laws.
* Issue lease violations and work with the property manager to enforce community guidelines.
* Review and approve applications, ensuring they meet qualification guidelines.
* Audit move-ins, verify payments, and ensure documentation is complete.
* Manage residents' billing and complete monthly reports.
* Assist with budgeting, bill preparation, and uploads.
* Resolve resident issues proactively.
* Assist with leasing activities and resident tours.
* Handle escalated service requests and ensure customer service standards.
* Work with the property manager to meet occupancy and leasing goals.
* Support hosting resident events and renewal efforts.
* May require working one weekend per month.
Qualifications
* Valid Driver's License
* 1+ years in property management or real estate preferred
* High school diploma required; post-secondary education in business or property management preferred
Skills, Knowledge, and Abilities
* Proficiency in Microsoft Office and social media marketing
* Strong negotiation, sales, leadership, and organizational skills
* Effective time management and attention to detail
* Knowledge of property management software (e.g., Onesite, Yardi)
* Ability to handle multiple projects, cope with stress, and maintain confidentiality
* Ability to work independently and in teams
* Flexible to work evenings, weekends, and holidays as needed
