Senior Facilities Manager - Commercial\nMilton Keynes\nSalary £50k to £55k Plus Car allowance\nWe have an exciting opportunity for an experienced Senior Facilities Manager to work within the commercial, Industrial and retail sector, based in Milton Keynes. This is a great opportunity to join a talented team within a dynamic business.\nTHE ROLE\n * Assist in the management of all portfolio matters such as monthly client reporting, quarterly KPI reporting, managing collation of environmental data etc.\n * Undertake regular site inspections and set-up vacant property inspections in accordance with individual property insurance requirements.\n * Work closely with tenants to create and maintain strong relationships.\n * Ensuring compliance with legislation, including Health and Safety and other regulations.\n * Monitor and audit the delivery of services across the service charge estates and assist with the full recovery of all relevant service charges.\n * Assist in the management of rental and other income, including tenant arrears.\n * Dealing with tenant applications to obtain consent in accordance with the Licence to Alter process.\n * Ensuring tenants’ compliance with lease obligations in relation to use and maintenance obligations.\n * Preparation and administration of service charge budgets, annual expenditure and year-end reconciliations.\n * Overseeing the provision of common services to properties and tenants.\n * Working with landlords and tenants on all other matters relating to the clients’ property portfolio.\n * Contractor management and supplier procurement.\n * Liaising with the client's agents, solicitors and other consultants.\n * Insurance administration and liaison with loss adjusters to process claims raised.\n * Working alongside a team of Surveyors to effectively manage the portfolio of properties.\n * Oversee the procurement of utilities, verification and approval of supplier invoices and raise recharges based on tenant consumption.\n * Other ad hoc duties as required.\nPORTFOLIO DETAILS\nThe role will be focused on a variety of property types, involving industrial, office and neighbourhood retail.\nThe successful candidate will be expected to work independently for a number of different clients and would be expected to take full ownership of the portfolio they manage to provide a best-in-class property management service
