Senior Land Manager - Residential Development
We are working with a leading house building and place-making company seeking to strengthen their team with a Senior Land Manager.
Role Overview: The focus will be on identifying, negotiating, and acquiring new sites in Hertfordshire, north London, and Buckinghamshire. You will work closely with land agents and housing associations to secure new sites. Reporting to the Land Director, you will have full autonomy over projects, making this a high-profile position within the business.
Candidate Profile: You should have a portable contact book within the residential development agency sector and a demonstrable track record. An in-depth knowledge of the planning process and experience in managing planning applications through the system are essential.
You will collaborate with internal and external consultants to successfully manage projects through the development lifecycle.
Preferred Background: Current employment with a leading house builder or residential property developer is ideal. Alternatively, senior candidates in development consultancy are encouraged to apply.
Minimum Experience: Proven experience in land acquisition for large PLC house builders or residential developers, specifically in Hertfordshire, north London, and Buckinghamshire.
Responsibilities
1. Sourcing off-market land for purchase in targeted areas.
2. Maintaining contact with housing associations for potential partnerships and joint ventures.
3. Negotiating with landowners and agents regarding potential acquisitions.
4. Overseeing legal, planning, and design consultants pre- and post-acquisition.
5. Staying informed about town planning policies relevant to your target areas.
Desired Skills & Experience
* Degree in property or related field.
* Proven deal maker, closing 3-4 land deals annually.
* Experience as a senior land manager or ready to step into such a role.
* Track record sourcing and acquiring land in the specified regions.
* Current employment with a national residential developer, high-profile investor, or agency.
* Deep understanding of planning application and appeals processes.
* Strong network within the land agency industry.
* Ambitious, determined, and proactive.
* Ability to work independently and autonomously.
